Do we need to file TM30 for each Airbnb during our stay in Thailand?

Hey all!

Question regarding the TM30. My spouse and I will be entering on DTV visas at the end of the month, we will be spending 1 month in an Airbnb in Phuket, then 1 month in an Airbnb in Chiang mi while we look for a permanent residence which we plan to have set up by the end of that month. Do we need a TM30 filed for both of the Airbnbs or would we only need the TM30 for our latest residence (which will be the permanent non-airbnb by the time we file the 90 day report).

Thanks!

TLDR : Answer Summary
In Thailand, when changing your residence or accommodation, it is required that the owner of the property files a TM30 report within 24 hours of your arrival. Since you will be staying in two different Airbnbs (one in Phuket and one in Chiang Mai), a separate TM30 must be filed for each location. Additionally, if you change addresses again, a new TM30 must be filed for your primary residence as it overrides the previous filings. Although some long-term residents may advise against strict compliance, it is legally mandated to file the TM30 for each address.

Don’t bother with that lol. Been in thailand for 9years+ abd never filled any 90days report and never paid anything. They don’t care about that and they never control it

The owner of every address where you stay has to file TM30 within 24 hours.

Every place you stay is supposed to file one by law . Dosnt.matter if it's a day or a year new one for each address .

And when you leave your place to visit another area and come.back you then have to have a new one filed for.the place you stay fulltime as the one from.where you stay on a visit overrides the old one

When I was working just left everything to the Thai admin staff in the office. They took care of us like children. Paid our bills, made sure medical payments processed, all immigrstion work like 90 day. They would accompany us to the bank to interpret. It was nice being mollycoddled. Was not just work items but anything personal too like flights, restaurants etc booked. :-)

last I was told once a new one is filed you have to then renew the one for your regular address πŸ€·β€β™‚οΈ

Maybe it's changed

A few years ago when first implemented any travel domestic or international you had to reregister TM30 upon return, even to same address. They then realised it was a lot of work so everyone dropped the domestic requirement as far as I know. Then some offices with frequent travellers also dropped the international requirement if returning to same address. As far as I know that is how it stands. Jomtien for example there is no penalty for not reregistering after overseas travel. Done it a handful of times myself. However, pal went to Vietnam the other week and he preregistered there. Last time I tried they chased me away saying no need. It pays to check local requirements. I have been told for example Chiang Mai immigration requires it if travelling overseas. Like many things in Thailand there seems to be no standard. When I was on BOI Visa the TM30 was never even first registered never mind updated.

Jist asked three Bamgkok residents do they ever reregister after weekends away from Bangkok. Not one of them does and they are frequent domestic travellers. Never been brought up on 90 day report or renewal. Think about it. How many would be down at Immigration every Monday?

@Greg *******
Just telling you the rules. And it takes 5 minutes to do it online.

@Expat *********
Can you do it yourself online? Anyway, nobody I know well in Bangkok ever does it for domerci travel. I have not done it for years in Jomtien for international travel and never for domestic.

@Greg *******
Yes easy online.

I thought the landlord had to do it. Do they give you their login? I know agents do it for many landlords.

After domestic travel? I know for a fact pals have not been doing it after weekends in Pattaya and Chiang Mai. In my case I was BOI in Bangkok and they never bothered about TM30 at any time.

but makes sense if a tm30 is filed the old one no matter where and if still your permanent address so to speak is canceled and need s a new one

Can't exactly have several valid ones at different places πŸ€”

Are you asking for rationality in Thailand? Kipling has a few lines in a poem about East being East lol

You need to have it filed by the owner each time you're changing of address.
