Hi, hello everybody!

I am just arriving from Europe and I got a 45 days entry allowance at the airport entering without visa. I am actually allowed to stay till the 27th of January and I am staying in BKK in a condo of my property. If I am planning to extend my stay after the foreseen 45 days, do I need since now to declare my presence here in my condo at Wattana authorities since now?? And in this case, what shall I do to do it and how much time, since my entrance do I have to stay in Thai authorities rules?? Thank you so much for your kind help!! Have a great day 🌞

TLDR : Answer Summary
The user has entered Thailand visa-exempt, with a 45-day allowance. To extend their stay after this period, it's recommended to file a TM30 registration with the Wattana authorities, as they are the owner of the property. Although the TM30 registration is generally required, the comments clarify that for a visa exempt entry, Bangkok does not require TM30 to extend. However, having it registered could be requested by immigration when applying for the extension, which costs 1,900 Thai baht for an additional 30 days.

Do it to stay legal. It's best practice and since you're the owner you can easily register for online system.

But Bangkok does not require a TM30 to do an extension to visa exempt.

You need to do the TM30 registration for yourself anyway (check google). Sometimes immigration wants to see it before extending your stay for another 30 days (฿ 1.900).

If you have used the on-line TM 30 application before you may report your return on-line.

As you arrived into Thailand Visa EXEMPT...you were STAMPED in for 45 days. And can get One 30 day extension of stay at Thai immigration office for 1900 Thai baht.

The Thai Immigration office you use in Bangkok is NOT CW... BUT is the ITSquare immigration office.

AND as the owner of your residence, it's your responsibility to file a TM30 within 24 hours of your arrival into your condo in Bangkok.

@James *******
thank you for your answer and help, James! I réalise that I cannot fill it up as I am stopped by fields like "house registration number" or position of the owner and so on.. Anyway a little bit of 24 hours already passed by and I am probably illegally here, so I will try at the end of the period to extend my stay, if not I will fly to Vietnam to come back and get another 45 days exemption of visa entry with my second passport...... Many thanks in any case for your wonderful service you give to all of us on your personal precious time!!!

I cannot succeed it

If in Bangkok... The TM 30 is not a requirement for the 30 days extension of stay. Some Thai immigration offices do require the tm30

@Conte ******
Just enter the tm30 information as if you just arrived into your residence.

When I arrived in November, I went to immigration at Jomtien one day after for the TM30. They said that I didn't need because I was the owner of the property . I told them that I didn't want to have problems in the future,....

So they accepted to register the TM30... But they said with big smile that it was just because I worried.. because I didn't need.

I still not understand the rule 🙂🙂

Welcome to Thailand

AND not all Thai immigration offices do as Jomtien immigration does.

Always BEST to ask your Thai immigration office for their Policy re filing of the TM30.

Jomtien does not require a new TM30 filing if you are returning to the TM30 already on file when you return from travel in or out of Thailand.

Yes, I prefer to go and to be kindly mocked that to get problems... especially because in march another officer told me that I forgot my TM30 in January and that I had to do everytime at my arrival.... same immigration... 2 differents sounds
