TLDR : Answer Summary
The user plans to arrive in Thailand on a 30-day visa exemption and will stay in their own condo. They are inquiring whether it is necessary to file a TM30 report for immigration purposes. Commenters suggest that if there are future immigration needs, it might be wise to file the TM30, but if the plan is to leave Thailand before the 30 days expire, it may not be necessary.

if you will have some business to accomplish at Immigration at a later date, you should better go and do the TM30. In case you will leave Thailand before your 30 days expire, forget about it

If you are staying in Jomtien/ Pattaya definitely do it. In my opinion.

the TM6arrival card has zero meaning in the overall registration process, it is rather for TAT survey purposes
