Wills can be written by yourself as long as they are witnessed by two people who are not beneficiaries.

I thought in Thailand, that foreigners could not own property. Or maybe thatβs land. I have a friend who is married to a Thai woman and he is American. She just bought a house and she will own it even though they are married. He is going to do the reinnovating. He is older, so I think he is banking on the possibility that he will die first. She will take care of him as he gets older and then she will get everything when he dies.
a number of ways but easier to keep simple. Land = Thai. House or similar = Foreigner. Then there grey areas = rent is easy and flexibility

Same question from me...but my thai wife has no children. What if she passes on first? Also, my thai wife, who is concerned about meters, got advice for her to give me a 99 year lease since the house will be in her name. That way I can still live there after she passes. We will buy a home in July. I'm not worried about my thai in-laws, who are all professionals, taking my property...but just to protect me.

If you are worried about who gets what, then you need to hire a lawyer and let him advise what you can or canβt do. I recommend that he draws up separate wills for you and your wife. There are plenty of Farang lawyers working in Thailand and I can recommend the lawyer I used.

Under Thai law, the estate is shared equally by the surviving immediate family members. It will also take a long time to settle the estate if someone dies without a valid will as the estate must be settled through the courts. Please advise all your family and friends to make a valid Thai will (my Australian will does not cover assets (car, motor bike, money in my Thai bank) I own in Thailand.
As foreigners, we can buy a condo 100 percent. We cannot buy a house though as we aren't allowed to own any land. A will is a good option too to protect yourself as well.
You should be worried if you're wife die first, you will not allowed to stay in Thailand you at some short time will have to leave Thailand or get a different visa, if this is right as i understand the Thailand law ,or do ihave it wrong???,,
It seems to suggest that, if all your ducks are in a row & you file notice within 60 days, you'll have a year to dispose of the condominium. However, I am NOT a lawyer & might possibly be misreading the short article. Still, it's worth a look.

If you die first, all the martial properties and assets will go to your spouse, unless you had an will drafted that said otherwise. Also please note, a will cannot override the thai law, i.e, if you paid 100% for the house, you cannot claim 100% of the house after you die because that's against the Thai law. You'll only be able to claim 50% of the house.
Hence visit a lawyer and both you and your spouse should get a will drafted.
If you purchase the house on a loan or mortgage, be sure to get a life insurance with coverage equal to the price of the house. So that in case you die, your spouse won't be burdened with paying the mortgage, instead the life insurance will pay for it.
