Very stressed. Thai embassy just can’t get over the fact I am staying in a guesthouse. I have sent them a receipt and TM30. My flight is next Wednesday to Chiang Mai from Hanoi.

I have a new signed form the manager sent me of the guesthouse so if that doesn’t work then yes a hotel with cancellation is a great idea. I wonder how many days will suffice?

A TM.30 address registration in Thailand is not sufficient for the visa application. You’ll need to provide a new booking confirmation for your coming stay.

On the site I had options for Stay with Friend and hotel where I stayed one night. I filled in both. At that stage I didn't have a fight but I entered the airline and flight number. No proof was asked for.
Both, I had a letter of invitation ready to go but no proof was needed

What visa is this? What embassy? You need to give more info. Perhaps you've caused confusion because you've given them a TM30 when those are only issued after you arrive.

the accomodation proof is - just book a few nights in a hotel on booking com, upload the receipt into the visa application and cancel right after . . . .regarding the TM30 - nobody has a valid TM30 if he/she is outside Thailand, so I absolutely do not understand what you would do with the TM30 receipt. If it is still tacked inside your passport, and you have left Thailand yet, then throw it away
is exactly what I advised. A 5-night booking with booking com or Agoda can be cancelled free of charge as soon as you have uploaded the booking receipt into the visa application. Nobody will come back to check this
most likely yes. IF you stay ONE night at, for instance a hotel somewhere else in Thailand, they will make a new TM30 that register to the Immigration that you're staying there. That will be the last valid TM30 for you... so when you get back the landlord need to make a new one.
a TM30 has NO SET VALIDITY date, so you are probably looking at your 90-days report note, which also would be obsolete after you left Thailand . . . . And you might need to file a new TM30 after you return from abroad, some Immigrations will ask for for this even if you return to the same address. You need first to find out how your Immigration is handling this
How do you have a TM30 if you are not in Thailand? Send them the booking confirmation or maybe contact the guesthouse and ask them to confirm in writing that you are booked there?

Tm30 means you're already in Thailand. Not sure what visa you're applying for, but you shouldn't be in Thailand if youre applying at an embassy outside the country.
