What should I do if my condo failed to notify immigration and I have to pay a fine for my visa extension in Thailand?

Thought condo notified immigration They took my passport. I asked a question they smiled. Yes now I went to my 30 day extension. I have to go back tomorrow and pay a fine anyone know what that’s about.

A lot of condos don’t register you,because Airbnb renters are supposed to stay at least a month,but some rent the rooms for a lot shorter periods which is illegal and they can be fined for that.

The owner of the property is responsible for doing your TM30 report, not you. They have to pay the fine. I don't understand why you should pay a fine for something you are not responsible for and cannot actually do yourself.

You dont have to pay the fine but you wont get an extention of stay/residence cert, etc untill someone does pay it!

Hardly extortion. Someone has to pay the fine before Immigration will issue anything. Dont pay the fine and take it up with your landlord. Good luck with that!

Yep... I found that out 2 weeks ago. We're basically responsible for something that isn't our responsibility. In my case, it was a hotel.

When you move into a new condo you should make it clear to the owner that they will be dealing with immigration and they will have to do some paperwork so you must make it clear before you move into the condo or sign the contract for the condo, even show them the information on the thai immigration system

Jomtien was 1600b when it happened to me, immigration phoned the condo owner and told him to pay the fine.

Initially I had to pay it as they wouldn't issue an extension until the fine was paid but I was reimbursed the next day.

You already said what it's about. Failure to notify. They took your passport but clearly didn't file a TM30 for you. Now you see the catch-22 that it's their responsibility to file but you're the one who gets fined if they don't.

However, usually you get fined 800 or 1600 baht, depending on the office.

The fine is 1600,- and you won't get a stamp into your PP. Actually you have to pay the fine for your landlord to get the extension. Deduct it from the next rent, if he doesn't want to refund it.

I mix up some of the fine amounts. Maybe 1600 but sometimes charged half so 800? It shouldn't affect a border bounce.
