My sister and her husband are coming for a month visit, we have a multi years rental apartment in Pattaya. They hold US passports, what documents do we need to submit for their proof of staying here, the 24 hours reporting. Thanks so much.

TLDR : Answer Summary
For your sister and her husband visiting Pattaya for a month on US passports, a TM30 reporting is necessary to notify the authorities of their stay, particularly if they might extend their visit. This can often be handled by the landlord or condo management online. However, if they are not using immigration services and their stay is strictly under 30 days, there may be no requirement for immediate reporting. It's recommended to confirm this with local immigration authorities or the condo management.

I arrived last week and when I asked immigration that same question at the airport I was told not needed anymore if your using visa on arrival. I had my Thai wife ask again and they answered again not required for visa on arrival.

Really? That’s good news. US gets 45 days but they will stay for around 27 days. No need to report is good, saving time for us.

Ask your condo management team, they may do the tm30 for you. Our manager does it for our visitors. All done on line

If they are only staying for a month and don't plan using immigration at all, you don't need to worry about it. TM30 is only needed at the time of using immigration.

If there's any chance at all they might want to extend their stay, then definitely make sure you file within 24 hours of them arriving as Jomtien immigration is not nice about these things.

You should be able to just send a copy of their passport to the owner/landlord who would file it.

they will stay less than 30 days on US passport so we are ok, no need to file any report. This is great.

When we do our road trip to Phuket and stay in hotels along the way, do we have to file any other reports?

the hotels will file reports (it's why they ask for passport at checkin)

The owners need to file a tm30 for them, can be done online.
