Hello Thai Visa advice.

Chonburi IO.

I may need to apply for a further extension of stay based on marriage to Thai national.

My current extension will run out mid March.

I normally leave the country and get a 1 year multi entry marriage visa either in Europe, Vietnam or Laos, make a holiday of it.

My previous, and first ever extension was issued after officers come to my rented condo and carried out their checks.

This wasn’t an easy process with repeated visits.

I have since bought this condo, in my name.

What will change in means of documentation for a further extension now I own this flat?

Do I have to apply for it before this current one runs out?

I leve the country every other month for work overseas.

I read an old post here about duration of money seasoning is 3 months, not 2 for the second extension.

Can you advise please.

Thank you for your hard work and for the accurate information on this page.

TLDR : Answer Summary
The user inquires about the documentation needed for a further extension of stay in Thailand based on marriage to a Thai national, specifically after purchasing a property. They seek guidance on whether they need to apply for the extension before their current visa expires and clarification on the money seasoning requirement. Community responses confirm that ownership of property will require a title deed instead of a rental agreement. It is advised to apply for the extension when there are 30 days or less left on the current visa and that the seasoning requirement for bank funds is two months before the application.

you can apply for a new extension at MOST offices when you have 30 days or less left on your current stamp.

The process is the same as last year, apply with the correct documentation, pay the 1900baht, get a 30 day under consideration stamp, they come do a home visit and when that 30 days is up you go back and get the stamp in your passport for the year extension.

IF you already have a TM30 filed showing you stay where you stay (which you do whether you rent or own) the only differnce is this year you don't show a rental agreement but the title deed (chanote) with your name on it

You DO apply before the current extension runs out.

You need to understand that once you apply and get the 30 day under consideration stamp you HAVE to go back to the immigration office on that date to get the new extension inked in or you lose the whole thing and start over.

Hopefully you can coordinate your leaving with your applying for the year extension so you're in country during the process.

GO to your immigration office with your thai wife, get the hand out listing the current requirements, photos, bank letters, etc well before you're going to apply for the extension so you can pull it off with just one try 🙂
