Would anyone have a link or list of documents required to apply for the Non-O Retirement Visa please?

If you are applying in Thailand contact your local immigration office. Be very specific about the type of non o visa you want. Each office appears to have slightly different requirements. This is from Phuket town immigration on Friday. Slightly different from Patong. Have no expectations that you will get your visa on the first visit. Inevitably they will ask for some random document that they haven't asked for before. Try and be patient, not easy I know. Don't argue, a waste of your time and energy you won't win.
Since all the other Non-O immigrant applications requires a passport valid for at least 60 months... I'm guessing it would be the same for this retirement visa too... Any experience?

Once the Non-O via is approved, I'm assuming this would be for a 90 day stay, is it possible to leave the country, without this visa expiring, before applying for the 1 year extension of this visa?

Re leaving country, yes but you will need a re-entry permit to keep the visa live. Initial 90 days then can be extended for one year anytime after 45 days
Re my comment about random documents, went today and they couldn't find any issues with any of my documents as per the list. So they sent me to get 2 copies of my receipt....
