What are the steps to apply for a Non Immigrant O visa for retirement in Thailand after entering on a visa exempt?

Further to my previous post can someone let me know my next step to apply for a Non Immigrant O visa for retirement. I have just re entered Thailand on a 30 day visa exempt and after 2 visits to immigration in Chiang Mai I haven't progressed any further. First time given forms which included TM47 to fill out. I don't believe this is correct as one of the questions relates to living in Thailand for 90 days or more. Second visit I was told I needed to leave the country for which I replied I have just returned for the purpose of this Visa. This advise was given by the volunteers at Immigration which I believe is incorrect. Can someone guide me on my next step please. Previously on an OA and now wishing to change to O for retirement.

IF you don't have enough remaining days, you can apply for 30 days tourism extension first, then apply for an in-country initial Non-O visa.

You need to go to get a handout (or take a photo) of the requirements at the CM office. You may need to ask specifically "for issuing a new visa Non-O retirement".

Get all requirements documents sorted and go to the office again to apply for an initial in-country Non-O visa based on being over 50. You need to apply for it you still have 21 days or more with your stamp.

This is a brief summary of an in-country visa and 1 year extension process.

This is the general requirements list of in-country Non-O retirement by the Immigration Bureau HQ. You can get a rough idea of what you need. But you need to check the Chiang Mai list as they have a specific version.
