How do I resolve issues with online residence registration in Thailand after returning from travel?

Residence registration question

Hi all. US passport here, on a 1-year retirement extension that began on December 26 2022 & expires Jan. 31, 2024. We’ve since bought a condo in Bangkok, & there was a delay in registering as the owner because the condo didn’t have a blue book - the number in the blue book is required to set up an account online. Once I got that blue book, I registered online as the owner.

The problem: I just now returned from traveling outside Thailand & am having problems registering myself online as staying at my own home.

My question: My original 90-day check in was set for March 27 - would it make sense for me to go immigration around that time, next week, & try to straighten out the whole thing re: online reporting of location? The system just will not allow me to complete that form online.

Thanks for any advice!

TLDR : Answer Summary
A US expat on a one-year retirement extension in Thailand is struggling with online residence registration for their condo in Bangkok after returning from travel. Despite having registered as a property owner, they are encountering issues completing the online form to report their home address. They are considering visiting the immigration office for clarification on their 90-day reporting requirements and online registration troubles, but express uncertainty if this visit will be helpful.

Your dates seem wrong. Are you on a retirement extension which is always for 12 months or are you on the 2nd year of an OA visa?

Retirement extension, first year. I didn't know why they stamped it that way, but seems like what Graham Seal said above, the extension of current stay at the time.

@Bennett *******
looks legit. I thought you could only apply 30 days early in Bangkok

45 days in Bangkok

@John *********
but you can apply for an extension 30-45 days before your initial stamp expires

@Graham *****
sure but even though you can apply early the extension is always for 12 months

@John *********
Yes, and the extension is added to your current admitted until date as you're not changing the reason for your stay

What error message are you getting? What browser or app are you using?

@Kim ********
you must have a Thai Google account . (Location Thailand)

deleted my reply as I saw you were referring to the Google App Store not the original post question.

I'm using Chrome browser (on a Mac). Error is: "Check-out date must be greater than Check-in date." I tried different check-out dates since I do not have any specific plans to leave at this time. Tried end of my visa, tried Dec. 31 2023, tried 90 days from now. All had the same message. Check-in date was today.

Hi. I think it worked this time? I clicked "save" info - and now my name, arrival date, etc appear on the table at bottom of screen. Does that mean it's been updated?
Stuart *********
@Bennett *******
it’s a two step process. You “add your data” to the table and then click the save button at the top right corner. If that works with no errors then it’s been filed. You can check by closing that window and then choose the third option down (search the database ). Put in todays date and see what returns back

Hi - it finally worked! I just did it again, & then did the search thing you explained, & I was there. Thanks a million!

@Bennett *******
you can also use the Section 38 app from Google play store. It's more easier.

@Bernd **********
hi I don't see a section 38 app in my playstore. Does it have another name? thank you
Stuart *********
@Bennett *******
also check out date can be left blank

@Bennett *******
on chrome use a “incognito” window. Then try. You’ll almost certainly find the error disappears.

If you just returned then you don't have a 90 day report due, so I'm not sure about that portion of your question having any relevance. You should be doing that online anyways.

Also I don't think the immigration office will be able to offer you tech support about the online TM30 system. They only deal with people submitting in person.

@Brandon ***********
I guess the question is - if I cannot report this online, should I report where I'm staying to immigration in person?
Brandon ************
@Bennett *******
follow Stuart's advice and just leave checkout date blank

Thanks! I did follow Stuart's advice. The form was quite finicky, for me, but it finally worked.

@Bennett *******
if you need proof, go back into the system and search for the entry you just submitted. Take a screenshot and print it. That's your proof of TM30.

It will look like the second one in the picture.

Thank you! I did see that. Will print it - would never have thought of printing it, but better to be safe.
