How can I successfully submit my TM30 application online for property registration in Thailand?

Hi, my mother in law has had her property approved for registration of the TM30,

But I have tried a few times to submit my application online but without success,

I must be filling the form out incorrectly,

Any help would be appreciated.

Log in with your mother's credentials and then register yourself as if you were here, then ensure you export or print your tm30 receipt straight away because it's only accessible for 7 days (God knows why)

It’s a very unfriendly system that doesn’t give you confirmation that you’ve filed anything.

If your immigration office is nearby, just pop in and get them to do it for you. It’s free.

Kim Nielsen You have to do a search to find it. There’s no confirmation of filing.

It’s a crap system. Not user friendly, not intuitive.

Ralph Tyson but going up there to do it in Bangkok takes almost a full day, especially if you live south Bangkok.

Online system is rubbish, but it is doable. I prefer to do it on the phone

David Condie Yes. As I said if the office is nearby. I went to the Chaiyaphum office yesterday, nearly 2 hours each way, 2 hours in the office. I wouldn’t do that to file a TM30.

The online form opens as a search page, not a fill in page. the page should look like this, with an approved address. bottom left you can click and a page opens to inform. after filling in you can go back to search page and download a copy - this must be done within 7 days or you cannot download it after that.

I moved 1.5 years ago. I have a yellow house book at this address. I receive residence certificates at this address. However, my old address is still listed in the TM30 computer system. Therefore, I cannot submit a 90-day or TM30 notification online. I have been to immigration three times already; immigration says it will be sorted out, but no. Immigration acts as if the residence address of foreigners is important, but the TM30 address system is not being maintained properly. Conclusion: nothing can be done about it.
