Do I need to report my friend's temporary stay at my villa in Thailand due to his accident?

I have a retirement visa and rent a villa. My friend from the US was in a scooter accident in Vietnam and broke his leg. He just flew in to stay with me for a few weeks until he has better mobility. Do I need to take him to immigration to report he is temporarily living at my rental house, and what are the documents needed? Does the house owner need to be involved?

TLDR : Answer Summary
If your friend is only staying for a few weeks and does not need a visa extension, you generally do not need to file a TM30 report with immigration. However, if there is a possibility he might need an extension, it is advisable to file the TM30. The property owner (or a representative with their documents) is responsible for this filing, and it can be done online if you have the necessary property details and ID. Your friend's presence does not require him to go to immigration.

... only if you have the property/owner details from the tabien baan to register or ID and password if the property is already registered.

I always do it online.. but it can only be done by creating an account on the tm30 website.. and having a digital copy of the blue book (main page) and Thai ID to upload to the system 👍

FYI about the TM30 Report Filing—

As the foreign guest staying at whatever type of accommodation, the guest doesn't need to do anything (except provide their passport information details), but the property owner (house/condo/villa/hotel/resort/hostel/motel owner) is responsible to report and would file a TM30 for that foreign guest staying at their property (hotel, house, villa, condo, hostel, resort, etc.) and doesn't involve the foreign guest going to a local Thai Immigration Office or anywhere to file a TM30 Report

The property owner can file a TM30 online

Also, it doesn't necessarily have to be the property owner, but a representative or someone who has all the necessary property ownership paperwork can file a TM30 for the foreign guest staying at the property/accomodation

The law also says "possessor", which means the renter.

If he’s only staying a couple weeks not really but if he’ll need an extension yes file a tm30

If your friend is not going to need an extension, then don't bother with the TM30, if he will or might need one, then you should file the TM30

well, he had wheelchair service at the airport and I hired a private car to get from the airport to my house and I suppose he could use crutches to get to immigration but it would be difficult. And we hope for a walking boot in a few weeks. Not all that amazing, I don't think.

thank you. My realtor had said we need to go to immigration which would be difficult as he can't walk yet and we don't have the owners house papers anyway. We only expect him to stay 2-3 weeks until he can get a walking boot. He is just here on the automatic visa exemption the USA nationals get when arriving at the airport.

for a stay of 2 or 3 weeks he don't need a TM 30. And even if he want a TM 30 he don't need to go to the IO, you could do it for him

Then don't bother. Only if he plans to stay more than 60 days would you worry about it. And you can always do it later if plans change.
