We recently leased a condo for 1 year in BKK, and are coming back from a week long trip to Chiang Mai. Do we have to get a TM30 filled out for coming back to our BKK apartment? Does the landlord have to do it or can we do it ourselves online? Or is a new TM30 only required if returning from out of the country? Not required if coming back from domestic travel? I’ve searched the group but haven’t got a clear answer, hope someone can help!

Your in Bangkok so have a word with your landlord and arrange for them to do the tm30 for you, also if the landlord is happy for you to do that then please ask him for the paperwork and the password to do it yourself
By law (2020) you do not have to re-register a tm30 if you are returning to a location within the check-in period of that location. So if your main address is registered with a null checkout date or a date still in the future, then there is no legal obligation to re-register. However, if you need to visit the immigration office for some reason, certain offices require a new TM30 after either/or international/domestic travel. I use CW and do a lot of domestic travel and still utilizing my original tm30.
Did your accommodation in Chiang Mai file a TM30 (they are supposed to)? If so, that is the last place the immigration know you are residing at. I think a new TM30 is required.
As others have said, check with your immigration office... but if you stayed at an hotel in Chiang Mai, I'm pretty sure you need to make a new one, since the hotel would have done one when you stayed there and that voids your previous one, meaning that you are now registered as being in Chiang Mai in the Immigration system.
TM30 does not show an expiration date, but your local immigration office may require you to do a new one when returning from a trip inside of Thailand. Always best to check on your local requirements.
