Is it common for Airbnb hosts in Thailand to not provide a TM30 form?

Hi all! This is my first time renting an Airbnb since I've been here in Thailand. Is it typical that they do not provide TM30s? I thought it was a legal requirement but then again, I've only previously stayed in hotels.

TLDR : Answer Summary
The conversation discusses whether Airbnb hosts in Thailand typically provide the TM30 form, which is meant for notifying local immigration authorities about the accommodation of foreign nationals. Several commenters note that technically, Airbnb is illegal in Thailand, leading some hosts to avoid issuing TM30s. However, one commenter states that they received a TM30 from their Airbnb host. The discussion also references laws regarding short-term rentals and the implications for those on visas, emphasizing the importance of adherence to official regulations.

I posted the rule and others posted the rules of renting property.

It is clear, how to avoid these rules or how to use other ways to show Immigration that you stay where you do not stay is not a good way forward.

Remember that people do get fined and those who advice to use alternative ways only laugh and type again and again.

Good luck.

If they don’t provide one, and the last place you stayed was in the same province AND you got a printed copy of your TM30 you can just use your old one if it comes up.

Rental contracts of non-hotel properties of a duration of LESS THAN one month are illegal in Thailand. When I rented Airbnb for MORE THAN one month, owner provided TM30 without no issues.

I did not read any exception for AirBnB house owners:

The law: According to section 38 of the 1979 immigration act, "Land owners House owners, the possessor, heads of household, landlords or managers of hotels who accommodate foreign nationals on a temporary basis who stay in the kingdom legally, must notify the local immigration authorities within 24 hours from the time of arrival of the foreign national." If there is no immigration office in the province or locality of the respective house or hotel, the notification is made to the local police station.

of course there's no exception, and of course people who are illegally renting their property and probably not paying taxes aren't going to advertise that fact to the government by filing a TM30.

Air bnd is illegal technically in Thailand. You cannot expect your host to expose themselves in this way.

Dodgy ground seeing as Air bnb is illegal in Thailand, so you may find your host is reticent to file a TM30

it is illegal if less than 30 days or not registered as lodging.
