What are the risks of signing a six-month lease agreement in Thailand while on a Non-Immigrant O retirement visa if my extension is denied?

Hi All, My wife and i are both coming to Thailand on Non immigrant o retirement visa from Australia 90 day. Our plan is to extend to 12 months once there. We are aware we need to both open Thai bank accounts and deposit 800000 Baht which is fine. I am told to open bank account we need an address and probably a six month lease agreement. My only concern is what if we sign a six month lease agreement and then our extension is denied? Could this be a possibility of happening.

I had a one-year lease, but after three months I left because I'd bought a condominium. The two months' deposit I'd paid extra with the lease wasn't refunded. That's the only downside.

The worst that will happen is you’ll lose your security deposit. I’ve had to break a couple leases and that’s all the happened.

A lease is not a standard requirement for a bank account.

You will need a residence certificate from your immigration as "proof of address" and most immigration offices only need a TM30 filed by the property owner or landlord in order to apply for the residence certificate. Even a hotel would work in most places.
