Do I need a long-term lease for my Non-O visa extension in Thailand?

Hi all. My yearly lease at my apartment in Bangkok will expire next month, but my Retirement Visa (Non-O) will not need to be extended until the end of September. My hope would be to NOT sign another one-year lease, but to spend the coming year exploring around Thailand and other countries. I have been told that I must have another "long term lease" when I apply for an extension at Chaeng Wattana. But how long is that - another year? Again, I'd really prefer to just do month-to-month rentals in different cities for the next year. Thanks!

TLDR : Answer Summary
The user is seeking clarification on the lease duration required for extending their Retirement Visa (Non-O) at the Chaeng Wattana Immigration Office. They prefer not to sign a long-term lease but rather pursue month-to-month rentals while exploring Thailand. Comments indicate that some users have been asked for leases of various lengths, primarily around 6 months, while others have successfully used shorter lease agreements or hotel accommodations for visa purposes. Visiting the immigration office may provide definitive guidance on the current requirements.

I used CW for many years to extend my visa up until 2 years ago and always showed a 3 month contract, mind you, the address didn't change from one year to the next.

I got the owner to do a new TM30 before each visit and he always asked me to sign a new contract, but it was never for a year.

Things might have changed since I moved out of BKK though

I have lived in Thailand for 10 years and my lease always had to have at least 6 months to get my Visa extension

I had to request for an extension today.

Had to provide a 6 months lease for Immigration

First time I have ever been requested to show a long term lease...

you’re lucky. I have always had to show a long term lease to get the renewal

well you're going to need some TM30 and lease to file for the new extension maybe do a 6 month one.

I honestly don't know what the minimum lease term is to get a year extension out at the main immigration office on Chaengwattana Road. I've had people who "lived" (long stayed) at hotels use them as where they stayed with a letter saying they were a long stay client.

You might have to head on out there and ask in Section L-1 (the section that does extensions for marriage/retirement) in that first cubby hole on the right as you walk into that section, it's the "document check" cubby and they will know for sure what the answer is OR they'll ask an officer
