Tm30 advice.

I’m coming to Thailand on Wednesday, 30 day visa exempt. My wife rents her apartment. The landlord has no idea about the tm30 reporting. So, I’m going to head to the immigration office on Thursday with my wife. What information will she need to bring with her?

Thanks.

TLDR : Answer Summary
The TM30 is a report that landlords, or house owners, must file within 24 hours of a foreigner arriving at their property in Thailand. Since the landlord is unaware of this obligation, the foreigner may face issues if the TM30 is not filed. To file a TM30, your wife (the tenant) will likely need to go to the immigration office with relevant information, which could include her ID, the lease agreement, and the landlord's details, although some provinces might allow online filing through an app. Since you're visiting for only 30 days, you may not need to worry extensively about the TM30 unless you plan to interact with immigration services.

My landlord downloaded the section 38 app and created an account (takes 5 minutes) then they gave me the username and password. I downloaded the app and book myself in everytime now.

thank you very much. I’ll give it a go once I land on Wednesday.

That is Section 38 (Form is TM30) "NOTIFICATION FROM FOR HOUSE-MASTER, OWNER OR THE POSSESSOR OF THE RESIDENCE WHERE ALIEN HAS STAYED"

Most likely you go to the immigration office to submit the report, since only a few provinces allow the report at local police stations.

Or your landlord (or girlfriend) can do it online.

(You may need to join the group if you're not in it already, but that post goes into great detail about the TM30 and includes a link to a video in Thai that explains it to landlords.)

yes, I’m a part of that group too. I’ve sent that video to my wife and she has no idea. I just figured it would be easier if we both went to immigration the next day. Bring her rental agreement, ID etc.

The landlord or house owner is generally the only one who can file the TM30 and they are required to file it by law within 24 hours of a foreigner arriving. The problem is that the foreigner is the one who has problems and will have to pay the fine if it becomes an issue.

If you're only planning on coming for 30 days or less, it's not even worth worrying about because you only need the TM30 when you do something at immigration.

Some offices may allow you to self-file, but some will not.

that’s how I’ve done it in the past, when only staying for 30 days. Didn’t even bother. Never gave me any issues when I went back for the 30 day extension. This time I’m planning on staying for approximately a year. I want to do everything the correct way from the beginning.
