What documents are currently required to obtain a letter of residence in Bangkok immigration?

Anyone else had trouble obtaining a letter of residence (residence certificate) at Bangkok immigration recently? -

I took all the requested documents to apply for a letter of residence. The officer took a long time looking over all the documents and noticed there was a single character typo on the rental agreement address. Informed me to amend and re-sign the rental contract with the landlord (fair enough). Then asked me to pay 400 baht (the official website says ‘no fees’ so I was confused but agreed).

After the amended rental agreement was completed and a new TM.30 submitted online by the landlord they are now asking me for more documents -

◦ House registration

◦ Owner Passport page

◦ Condo title deed (front and back)

◦ The owner signs and certifies that all pages are copies of the correctness.

Is this all normal just for a letter of residence? Or did the rules change very recently? It took me weeks just to get the TM30 from the landlord so feel like I got no chance getting all that from them 🥹.

The landlord is a foreigner (condo) if that makes a difference?

Got another one in Krabi recently with Passport + 500 Baht (express fee). nothing else needed. Officer hands over a document to fill out and thats it.

Seems like getting a residence certificate is becoming more of a challenge since my last experience maybe 6 years ago. My recent experience in Chiang Rai was similar, filed TM30, recent entry stamp and visa, landlords house book and ID, and house book of my rental property. No fee asked for, wait a week.

most immigration offices will do on the same day with a fee of around 500 thb. But free if you can wait a few days

They keep trying to charge you for it, but it's definitely free. Did you get a receipt for the 400 baht?

it’s only free if you can wait. Same day service is around 400z always been that way at every immigration office I’ve been to

I know but they never tell people that they have the option to get it free. Many friends paid although they had enough time to wait the five weeks.

Anonymous participant 650 Certificate of Residence is the correct term. Often needed for a bank account. Needed for driving license and buying a vehicle among other things.

It depends on the immigration office and it's changing all the time. We used to provide the listed documents to our tenants even though most still don't need all these now.

Anyway, for OP, Thailand runs smoothly if you’ve got the right people and enough cash, even with the corruption.
