What do I need to know about TM30 registration and my lease when applying for a Non-O visa in Thailand?
TM30 question. I am applying for the non-O tomorrow, and I know I don't need TM30 yet, but I want to be prepared for when I do. I hope to be in bkk in 3 or 4 weeks. Right now, I have already rented a condo with my Cambodian girlfriend for a year, and, the Agency that we used to get us the condo asked for our passports. HOWEVER, the lease might actually be in her name only, which might be a problem for me? TIA Questions:
1. If lease is her name only, can they still register me on a TM30, and will this be okay for Immigration?
2. Do you think they already registered a TM30 for both of us?
3. If 2 above is yes, is this going to work for me to get the residence certificate?
4. If they answer to 3 above is no, does this means once I arrive I then need them to register me again? Do we need a new lease drawn up too? (It started Oct 1)
5. Do I need them to give me a physical copy of anything like the TM30 itself, and a receipt showing payment etc?

You will need a TM30 registered by your landlord within 24 hours of you arriving in Thailand. The TM30 will be enough to get a residence certificate from immigration, you should get a copy of the receipt from your landlord.
As to the lease, your going to need your name on it if you plan to get a 12 month extension of stay.
