What are the requirements and options for obtaining a marriage visa extension in Thailand, particularly if there are issues with documentation?

Still having problems having my marriage visa extension approved, got the chanote and other supporting documents, but there was some issue with everything matching up due to the owner living abroad and it being managed by a different person.

IO officer seems to change their requirements now we provided what they asked for first time, proving a difficult process and I am running out of time.

I asked about the 60 day visit spouse extension, one IO on the info desk said yes you can apply for the 1 year after the 60 days, and the family officer seemed to confirmed this, but then they said the documents they want are all the same, so including living situation.

This seems a bit strange, I get needing a permanent address for 1 year living with spouse, but the 60 days could just be for visiting, why would you need the rental agreements etc? (I guess fundamentally it's at the offices/officers discretion?)

Frustrated honestly, wife not happy with it all either.

Oh just wondering, could I go to a different province, like chang wattana, and try to get the 60 days?

Advice always appreciated, thanks 🙂

TLDR : Answer Summary
The poster is experiencing challenges with their marriage visa extension application at the Jomtien immigration office, primarily due to mismatched documents stemming from the property owner's situation. They are frustrated by changing requirements from immigration officers and have questions about applying for a 60-day visit spouse extension. Responses from the community suggest options such as checking into a hotel to register and apply for the extension or switching to a retirement visa as a potentially easier alternative.

I also had major probs w trying to get a Non-O based on marriage. So many stipulations and paperwork. Ended up in frustration and instead I just switched to a Non-O retirement. Was easy peasy. And u won’t have to worry about a divorce making the marriage visa void. U might consider switching visas to a retirement?

(And a year later switched to the LTR-WP)

okay people the O/P has clarified that they are using Jomtien immigration office

There are OVER 80 immigration offices in the country

How about we ease up on the "at xxx office they did this or that" 😮 🙁

Nothing against anyone who posted

BUT

unless you got an extension based on marriage to a thai at the Jomtien immigration office there is no need put your experiences at your office on the thread

If the owner did a TM30 for you it's usually enough proof where you living

@Wylie ******
I did only one year extension in CNX and my wife's ID card was enough for the immigration. The only issues here were the photos

he is not living at a property owned by his wife

Lucky you, I mean that sounds reasonable. I really feel this laundry list they've served us is overkill, especially when we've fufilled a lot of it already, but what can you do eh, they make the rules right.

for the 60 day or 1 year extension? In CM for the 1 year extension they wanted a rental contract. Here in Koh Samui they not only want the rental contract but also the blue book of the owner. I ran into all kinds of issues because the name on the blue book was the wife of the husband whose name was on the lease agreement. Had to get a new lease and some additional documents of the owner that they did not want to give immigration. Took about 4 trips to immigration and some other office to get it all sorted out. It was a pain the a** and far more difficult than Chiang Mai.

Yes in Jomtien they want a rental contract, the tabian baan for the rented property, the renter's tabian baan for where they live, the renters ID, and a chanote or equivalent.

For me the former owner has passed and it's passed to his wife, who's now living abroad and left the responsibility of renting it to her brother who's on the tabian baan but the chanote records are still in the name of the deceased, so kind of a nightmare right.

i wonder if the increased scrutiny over who owns the rental and needing to provide all the additional documents of the owner is to try and weed out foreigners illegally owning and renting out properties since it seems overkill as a requirement for an extension based on marriage.

@Wylie ******
Yeah possibly, on their info they asked for chanote, and I assumed that was just if you were living in wifes house or something so skipped it.

But they were insistent so came back with it today and when they saw it didn't match the other docs they were no way, there needs to be paper trail detailing ownership and rental situation

I presume that the owner submitted a TM30 for you did she and gave you a copy that you submitted to immigration? I only mention it because you didn’t mention that you had it and submitted it.

Which province/local Thai Immigration Office are you having issues with?

@Dca ****
Jomtien, should have put that in the post yes thanks

@Paul *************
they are not really know as being that troublesome, do you have a TM30, a lease, copies of their i/d etc? I mean usually that's all you need to prove place of residence for extensions

I have a lease, lessors Id etc. all passed to IO, unfortunately it’s a weird ownership situation where the lessor isn’t the owner, owner lives abroad and chanote is still in the name of the owners deceased spouse, so challenging to provide a paper trail that satisfies the IO

Had I known this I would have dodged this bullet but you live and learn eh

@Paul *************
have the person who is acting FOR the owner go with you to the immigration office OR have the officer call them on the phone while you're there

yes could try this thanks , IO has said they want to see marriage and death certificates from the ownership situation , and official legal docs affirming the rental management situation,

starting to become a pain might just have to move as contracts up v soon, shame it’s a nice place

Also trying to avoid having to do a visa run, get a new place to live and move all stuff in the space of a month

@Paul *************
sorry it's become such a paper chase for you sir, best of luck with it (y)

You have to show you're staying IN the area served by the immigration office you're using

So you could check in to a hotel IN bangkok, get a TM30 showing you're registered as staying there and then go apply for the 60 day visit thai family extension

OR

You could do that at the province you're in now. It'd probably work there too

I think the IO on the family desk would reject us if with did that here, but in Bangkok it might work,thanks.
Tod *********
GO talk to your immigration office and ask,

Just ask, can I get the 60 day visit family extension by staying at a hotel so I can get the proof of residence stuff sorted out

I mean worst they can say is no you can't do that and then you'd come to bangkok check into a hotel and apply for the 60 day visit thai family here
