I eventually want to get a retirement visa
I know I need 90 days non o visa
Where do I start and what do I need to do
My head is spinning with all the different posts on here and conflicting answers

Hi Tom I see you are in the UK so same starting point as me The difference being I went for the 90day non o based on marriage then extended to one year and in will be looking to repeat the process of 1 year extentions
If you go on the Thai gov website they have a list of all available visas, who they are best suited to and documentation required Once you decide what you need there are links to get you to the required application. It really is that easy (it had to be for me to do it) if part way through and you get stumped you have a personal I'd number so when you get back to it you don't start at the beginning again
, you need an OA as you say, then an extension based on retirement. Unless you have a fetish for bureaucracy and spending long periods sat in government offices, I would highly encourage you to engage an agent. It’s all possible alone, but getting a bank account before you have a visa, which you require to apply for the visa, is the ultimate Catch-22. Some people manage it, bless their socks, but many more try and fail.

When you arrive in Thailand 🇹🇭 with your Non O visa, open a Thai bank account.
If you want to extend after 90 days, you will need to show that you have had 800,000B in your Thai bank account for two months prior to extending. And for 3 months after as well.
Following that, the amount cannot drop below 400,000B until the cycle starts again.
For the extension requirements, please visit your local immigration office to get a list of their requirements. They may vary from office to office.
Some offices MAY be ok with you having the 800 000B sitting in a fixed term account but most do not.
In short, apply for your Non O visa in your home country, no longer than 3 months before you go, get stamped in and go to your local Immigration Office to find out what their requirements are for an extension.
The 800,000B is a non negotiable for your first extension. Unless of course you are from one of the minority of countries where your embassy can verify that you get a pension or equivalent transferred in that amounts to 65,000 per month.

Again I'm not an expert but following the group learned a lot, first get a 90 days visa from Thai Embassy the country you reside at, then when in Thailand apply for 1 year extension same time opening a Thai bank account and depositing 800K bath, again I might be wrong but give and take it's what one needs to do.
you don't do it "at the same time". Your money must be in the account for 2 full months already before you can apply. So you must open the account and fund it quickly upon arrival.
you cannot apply for an extension until your money has been in your Thai bank account for 2 full months and until you have 30 days or less left on your existing stamp.

The same place you start for a visa to any country. That country's embassy. You would apply for the visa through the official Thai e-visa website which will be processed by the local Thai embassy to whatever country you are from.
