Hello, just arrived on 60 day auto issue visitor visa. Filled in private address (not hotel) on TDAC and will apply for 90 day Non-O next week but may have to get 30 days extension to visitor first as 800k dep 29th April and visitor visa runs out 24th June.

My question is, does the home owner need to register me at this address somehow? Not sure as I used an agent in 2022 to do initial 15 months O, drivers licence & bank opening.
Answer summary
The homeowner must register the expat at their address using TM30, a legal requirement within 24 hours of the expat's arrival. The expat plans to apply for a Non-O visa and may require an extension of their current visitor visa. Various comments clarify that while the money must currently reside in the account for extensions, it does not need to be seasonally maintained for the initial Non-O application. However, local practices may vary, and additional steps, such as providing a TM30, are essential for visa adjustments.

Why didn't you get your Non-O before travelling to Thailand, makes things much easier that way

Yes, the owner/landlord needs to do a TM30 that they can do online. By law they are supposed to do it within 24 hours of your arrival on said property. You can apply for a change of visa type from tourist visa exempt to a non-immigrant O as soon as you have the money in your bank account. For the extension of the O visa the money has to be in your account for two months, not for the initial change to the O.

Jim McGowan I detected one mistake in your otherwise correct advice. Mark Bishop doesn't extend any O visa. He will apply for the 1-year extension of the 90-days stay permit

You sure you want to confuse things and be pedantic. Sounds like Jim advised to change his visa type to Non-immigrant O. Then he talks about the extension of the O

Visa.

I am no expert but every resource I see says you get the 90 days non-O, open Thai Bank account and season the deposit 2 months then apply for 12 month extension.

How is there any mistake?

Mark Bishop I've changed from tourist visa exempt to nonimmigrant O based on retirement the last two times I have came back to my house here. First time was two years ago and I came in on a multi entry O based on marriage that they don't even offer anymore. I had used it the previous year and they gave me a 5 month extension. Then they said they couldn't do anything the next year and I would have to re-enter to clear my marriage visa that was expiring soon otr I would have an overstay, which I have never had. I didn't have a certified by the US Department of State copy of our marriage certificate, so I couldn't get an extension. They took our marriage cert for 10 years, then, no, it has to be translated and certified by your government and the Thai Ministry of Foreign Affairs then register it at the local Amphur's office. So I flew to KL and back on rewards points from my B of A Travel Visa Card. And then applied after my money deposit. I had money in my account but not enough.

I left before I could get an extension then was stuck in the US for over a year getting a hip replacement. I finally got cleared by my doctors in the middle of December 2025. I booked our ticket for New Years day, since it was the lowest price on short notice, didn't have time to apply for a visa with the holidays and the Los Angeles Thai Consulate being closed for the holidays. I just got my O in February and got my one year extension last week. You can apply up to 45 days before your 90 day O expires, at least in Phuket. I've been doing my marriage or retirement visas here for 20 years now. It used to be a lot easier! Retirement extensions are easier than marriage now, so I might stick with retirement. Although we should make our marriage legal here too and I can get a yellow book and pink card while I'm there and needing Thai witnesses for being still married and for the yellow book. Pretty crazy, but nothing really surprises me here anymore. Just read and follow the rules.

The owner will need to do TM30

Yes, the owner needs to file a TM30 for you and send it to you so you can print it.

Also you should be able to apply for the non-O immediately. There's no requirement for the money to be in your account for any amount of time. Only Jomtien immigration requires that, so hopefully you're not using them.

is this true...? They took all 800k away for 3 months. Because not have funds in before renewal ?? 2 or 3 months prior...so now all is locked away

Yes it is correct, for the local Non-O visa based on retirement the money has to be in your Thai bank account without seasoning requirement.

@Paul *******
that's a Bangkok Bank policy, it has nothing to do with immigration.

And only if you deposit the money and ask for the statement straight away. (Not all BB branches are doing this)
