Will be moving soon and the owner of the rental said i need to do the tm30 by myself. Any issue with having my Thai girlfriend do it?

If your girlfriend has all the documents, and that's where you are staying she can register on the tm30 system, and once she has a user name, she can complete your TM30.
Yes best to be correct with immigration, they will likely do a home visit while you are on the under consideration period, to check you live there and speak with your neighbours to verify etc.
You will need to do a formal change of address when you move, different from the TM30, I forget the TM number

you are the first person iI ever heard or read of, in my 12+ years of visa advice, who gets paid a visit by Immigration when applying for a retirement extension in Bangkok. . . . If you take a minute of time to reconsider, you might see what I clearly see: why would any Immigration officers voluntarily throw themselves into the throngs of the busy traffic in Bangkok, just in order to verify where the applicant lives? What - of ANY importance - would the neighbours know about this guy? As far as I know, this procedure only applies to married Thai/Farang couples. . . . Well I promise, I am gonna believe you, as soon as I find a second person who can confirm this.
well, this was not a typical EOS but a "change of visa type" from a TR visa to a 90-days Non-O visa. Maybe the applicant didn't have a valid TM30 so Immigration decided to visit. LIKE I SAID: it is absolutely NOT the standard procedure

any reason why all the sudden Immigration starts this practise? Linked to the planned tax ? Myself for the past 16 years do not live in the house I got a yellow housebook for. In Bangkok it's possible to self file with your rental agreement. Most other offices you'll need documents from your landlord like copies of their ID and house book.
I have a non O issued here for retirement and will go back in 45 days for a one year extension. If I donβt have an updated tm30 whatβs the worst that could happen?
did you have a TM30 to get your non-O visa? You should be able to use the same one. They don't expire unless you leave Thailand or use an immigration office that's very strict about domestic travel and TM30.
The worst that can happen is they send you away until you get an updated TM30 and fine you 800 or 1600 baht.
I think I had one for the Non O filed by the previous landlord.
When I go for the extension I think they will again ask for a google map printout and the current address on the application form. So I need to be transparent and give the new location where I am actually staying.
