Rules about TM30. The owner of my condo says she doesn't have to register me again when I return from traveling abroad and in Thailand. I thought she has to. How do the rules actually looks like?

Went to jomtien office for an extension and they told me I needed an updated one as I left the country(did a border run) Thank goodness I went to immigration 7 days before my expiration date to have enough time to get the updated one from my landlord
