What is a certificate of residence and do I need a lease agreement to open a bank account in Thailand with a Non O-A visa?

Hello all, finally in Thailand. Q: with Non O-A visa approved 1st visit. I went to Bangkok bank with Documentation today. They required a letter from home country embassy. They called this a “certificate of residence” does anyone know what that is. Immigration did not need this.

Q: They also noted I cannot apply for Bank account without a lease agreement.

Does this mean you have to sign a lease for 1 year and stay in a rental before applying for Retirement visa? Sorry confused?

Thanks for your help.

TLDR : Answer Summary
The user, recently in Thailand with a Non O-A visa, faced challenges opening a bank account at Bangkok Bank due to a requirement for a 'certificate of residence' from their home country's embassy and a lease agreement. Several comments suggest that the certificate is issued by immigration and can sometimes be requested in translated and stamped form by the embassy. There are mixed responses on the necessity of a year-long lease, as bank requirements may vary by branch. Others shared experiences and alternative bank options for assistance.

Banks in Thailand are like everywhere in the world, interested in having good stable customers, that have a permanent address, a steady easy traceable income, and use the account all year round.

That is why the banks are reluctant to give accounts to people on short time ( read: tourist ) visas, and who only spend part of the year in Thailand.

Don’t expect to get a residence certificat, until you have stayed at a permanent adress in at least 3 month, since that is what the residence certificat should confirm.

Furthermore the added attention on whitewashing of money, is an added burden on the banks, so reluctant depositing large amounts isn’t a guaranteed way to open an account.

The value of a resident certificat, had gone down, since Immigration Officers are giving them to people that are not on a longterm visa, or have stayed severel months at 1 adress in Thailand, so even if it is a formal requirement, the bank make up their own assesment of the stability of the want-to-be customer.

Bangkok Bank will have a whole new list of reasons why they will not open an account for you. Currently, they are not willing to do what you need. Go to Krungthai Bank for helpful and immediate assistance.

Immigration issues a certificate of residence but some embassies issues an equivalent to that certificate. Thats the one the bank asked for. You can ask them if immigrations certificate will suffice.

tried to open account with kasikorn bank had certificate from immigration they requested a yellow house book and Thai I'd card

Which I got yesterday so will try again next week.

It's up to the branch what documents they want. In many provinces they are never asking for the yellow house book. My comment was about Bangkok Bank and their requirements in some provinces.

You didn't get your visa from immigration if you have a non-OA visa. You got it from a Thai embassy.

A certificate of residence is issued by immigration.

Whether or not you need a lease will be up to each individual bank branch and what their policy is for new bank accounts. The manager at each branch gets to set the requirements. If you don't like the requirements at the branch you go to, leave and go to another one.

Some embassies issues an equivalent to immigrations certificate of residence and there are banks that still asks for that certificate. Years ago Bangkok Bank in Kanchanaburi required that certificate. I don't know if they still do. One of Bangkok Banks official requirements (until a few years ago), was that certificate or immigrations certificate of residence.

@Max ************
But many embassies no longer offer that

Correct, thats why I said some. There are 44 countries just in Europe with embassies and consulates in Thailand. Not every country has a totally useless embassy like the US which has almost stopped issuing any type of certificate for US citizens.

Q1) To open a Bangkok Bank account you need a certificate of residency. You get this from your local immigration office.

Q2) Most branches require a 1 year lease agreement or proof of ownership on a property.
