Once you have your Non O, do you continue to need a one year condo contract to comply with immigration and banking requirements? In the early years, I wish to move around the Land of Smiles to find my perfect forever location.

TLDR : Answer Summary
Once you have your Non-O visa, you are not required to maintain a one-year condo lease for immigration or banking purposes. While immigration may request to see proof of accommodation, especially when opening a bank account, you are free to move around Thailand. It’s essential to report any new accommodation using the TM30 system upon arrival, but the 90-day reporting can be done at any immigration office in the country.

If you get your Non-O from inside Thailand then it is usual for you to get your first 12 month extension from the same Immigration Office. This does not apply to an Embassy issued Non-O.

There are no requirements from other immigration or banking to have a year lease, immigration might want to see it, the bank may require that for you to open up an account but what you do after that day totally up to you

Steve Kelly Photos . . . after you got your 1-year Extension issued, you are of course free to move within Thailand. You must however always report your new accomodation in the TM30 system, i.e. the landlord, hotel, homeowner or guesthouse will have to register you in the premises by the TM30 within 24 hours of your arrival. A 90-days report can be made on ANY Immigration inside Thailand, it is NOT connected to a visa or to the stay permit

How long have you had it ?

Your first 90 day report needs to be done in person

Then it can be done online after that

So yes you can move around

A 90 days report can only be submitted at an immigration office where you have your registered address. Thats the TM30. And many small hotels and guesthouses still don't report every guest. Immigration offices like for example Jomtien wants a copy of the official TM30-receipt when doing 90 days reports in person.

I know, you are again picking raisins from the cake. It is self understood that a 90-days report can be made on any Immigration anywhere in Thailand where you are actually residing at a given point. It is not connected to the stay permit or the visa. Somebody who travels through Thailand and lives in hotels or guesthouses will have to talk to the managers in order to take at least a screenshot of their TM30, before doing the report.

Yes, you're basically correct, but you obviously still don't understand that there are immigration offices like Jomtien that don't accept screenshots of a hotel or guesthouse report when doing 90 days reports in person.

🤣 in this case Jomtien Immigration won't need anything else, because they can clearly see the TM30 on their computer. You don't have to bring them anything if the hotel has done what they are supposed to do
