Is the TM30 registration from my landlord really free or should I pay a 500 baht service fee each time I re-enter Thailand?

Hi, I am aware each time you exit and then re-enter Thailand you should get a TM30 from your landlord. This is my 3rd time re-entering Thailand and my landlord is saying I must pay a 500 baht service fee to update it each time. Just wanted to ask about this because from my understanding a TM30 is usually free?

That's not a fee to file the TM30...that's what your landlord is charging you to file it on your behalf. My landlord charges the same for TM30 & 90-day reporting. I prefer not to deal with immigration directly so I don't care if my landlord wanted 1000 baht, I woulld pay it. It's nothing compared to what I pay these hoes 😂😂

It is totally free. Your landlord is being totally unreadonable. Tell your landlord to give you the log on and password and you'll do it yourself every time you re-enter Thailand

Landlord only responsible for the initial TM30. In fact you do not have to do it as long as there's no change in the address. Just keep the original TM30 as slip.

If you lose it, simply go to immigration office and ask for a new one.

I never report for TM30 every time when returning to Thailand. I used the original TM30 for visa renewal, getting residential certification, etc.

It is NOT FREE, your landlord charge you 500 Thb as you did mention.

So the cost is 500 Thb.

That Immigration does not charge for this registration has ntohing to do with a random landlord charging his customers for a service,.

I bet you pay more rent to your landlord than the landlord is paying the real owner.

Is your next question to pay less rent as the landlord is getting paid for their service.

Just check what’s written in your contract, if he didn t specify he can t ask for it as it is a legal requirement from his side to provide this to you

My understanding is that the landlord is legally required to submit a tm30 regarding your stay with them, and that you just need proof of your stay with them to go do you 90 day report. Apparently, they are not required to give you the TM30. The 2 places I've stayed at gave me proof of stay in the form of a letter to do my 90 day report. I have not heard of any landlord requiring you to pay for this.

Normally it's the same address as long as you don't change land lord and you can do it yourself if your landlord gives the signed copy of house registration and ID card to you... No need of payment as such.

Just keep your little slip and go to immi within 24 hours and they update it. Simple..have done it for years

when you go to immigration in CM you go to the TM 30 desk and they give you a small slip after they confirm. So if your landlord does it online, go show your passport at the desk. You may have to bring the origional thing the landlord fills out, not sure. Been doing it this way since 2019 .

It is 100% free.

I just did mine online. So can your landlord. Unless they're too lazy to learn how to do it. It literally takes 2 minutes to do a TM30 online.

It’s free at immigration to file the TM30, but your landlord wants the 500 baht for his/her time to prepare the documents for you. Why not ?

Some people pay an agent to do it which will cost a lot more than 500 baht.

I have been living her 6 years and have plenty of experience. Yes sometimes the tenants do it for them, but if it’s not done, they are the ones liable for a fine. Which is why they can’t change a fee for it

agents dont do TM30 and you dont do TM30 at immigration either. landlord has to do TM30 which is an online registration of your stay. every hotel has to do it for you as well, thats why they need passport. it is free of charge. OP gets ripped pff.

ps: you most likely mistaken the TM30 with the 90day report which is TM47
