What does the lease agreement actually mean. Does it give you the sole right to live in the property if the relationship fails or your both still living there?. Does it mean that you have the sole right and she needs to find alternative accommodation.?

no you can’t own a house because it sits on land that has to be owned 51% by a Thai.

My condo block is owned 51% Thai and 49% ferlang so some condos are one or the other

yep and all that sits on it. 1 st rule in Thailand don’t build a house but if you do arrange a lease so you can live there until you die.

So if your 60 have her sign a 30 year lease so you live there rent free and she can’t sell it

If you want to live there until you die, better to have a usufruct registered on the title deed. It remains irrespective of who the owner is
