Do I need a Thai-English rental contract to apply for an address certificate in Thailand?

I am wondering to apply for the address certificate, do I have to bring a Thai-English rental contract, or English-only rental contract is enough. Thai is too tough. I rent a condo from my friend and neither of us knowing the Thai language. Thanks for your advice.

There's nothing that says you need a certificate to open a bank account. It might make things easier, but you can open a bank account on any visa.

The hard part is finding a bank that will do it without charging extra fees.

I don't sorry. There are just common tips to try and find a bank. Mostly it just involves asking many banks.

Go to branches inside of the bigger malls as they will speak English and used to dealing with foreigners. Bring a Thai friend if possible. Have money ready to deposit and mention it.

The most common thing they will say is that you must purchase an insurance policy to open an account (around 5000 baht) but it's not true at all. It's just each branch makes their own rules.

You can either move on to the next branch to ask, pay the money and get an account, or find an agent to help you. But the agent fees are usually around 5000 baht for bank account as well.

The important thing to remember is even with the same bank, every branch has their own rules.

So kbank in Emquartier will have different rules than Kbank in Siam. You'll have to ask each branch individually.

I want to apply retirement visa after gets in with visa exemption, is there a proper website that I can trust, to list the proper steps I can follow in Bangkok as a Canadian? I am planning to send the required 800k baht in. I see too much conflict information regarding this online.

Every office has their own requirements and they change from time to time. The only way to get an accurate list is to get it directly from the immigration office you want to use.

your friend should file online then give you a print out of the receipt (or send you a screen grab which you can print out yourself). If you have a lease of a year you might be able to do it yourself but will want copies of your friends ID and housebook also?

tm30 only requires one night. If the owner does the filing the lease is irrelevant for that

I am not there yet. My flight arrives Bangkok on Saturday, i am not sure I can report the TM30 by ourselves on time as they don’t work on weekends. Maybe I have to book a hotel for a day just to let the hotel do the TM30 report?

your friend can sign up online to file TM30s. It is very easy. If you were to get a hotel for a day to do that, your friend would still need to file one when you moved into the condo. When you apply for a residence letter from immigration they mail it to you.

Bangkok is one of the offices that will not issue a certificate unless you’ve filed a 90 day report - which you can’t do on a tourist or exempt entry.

I do not bit others on here may be able to help. Phuket will issue on any visa entry type provided you’ve filed a TM30 (which your landlord or hotel must do anyway).
