TLDR : Answer Summary
To extend a Non-O retirement visa in Thailand, you will need a TM30 form, which registers your current address with immigration. The TM47, which is a 90-day report, is not sufficient by itself for the visa extension. It's important to ensure your TM30 is up to date and filed properly, as immigration offices may require it to be on file. Comments from users indicate that having a TM30 is generally required for processing a TM47, and it should be submitted within 36 hours of arrival.

A TM30 is simply conformation of your current address and needs to be done within 36 hours of your arrival.

maybe just guessing, did you try to do a 90 check-in while turning in the tm30? Do it in 90 days, not when you first turn in the tm30. ๐Ÿค”

Yes an updated current TM30 is required for extension.

The 90 day report tm47 is not related to it, unless you haven't done it and may get a 2000b fine.

Best practice is to update tm30 online or at immigration before applying.

TM30 and maybe a 1 year rental contract or a house book

Normally you can't file a 90 day report unless you have a TM30 on file

You'll need a TM30 for your TM47

A TM30 is a notification if the hotel/condo owner to immigration that you are staying at that address. So every time you change address the condo/hotel owner should notify immigration

A TM47 is a 90 day report which you have to do every 90 days, unless you leave the country and come back in. The 90 days is from when you enter back into Thailand, surmising you had a exit/re-entry stamp in your passport before you exited Thailand!

TM30 is the registration of a foreigner staying at an address and the TM47 is a 90 day report form

Whether you need a paper copy or not will vary by immigration office. But the ones that don't require a paper copy will absolutely require that one has been filed for you and is in the system.
