When you apply for a non-o- 90 day visa from your local country you need to confirm, flights 800k bhat or equivalent and where you are staying.
If I’ve booked an Airbnb for say three months, would this satisfy immigration requirements or do you actually require an official rent agreement or stay at a hotel? Thank you in advance.

Graham Seal for the Non-Imm. 'O', should it where you ultimately stay or your first accommodation. I usually stay in Bangkok on arrival and then go up to my wife's home where I would be staying. Or is it the same as normal as a tourist with TM30.
Thanks Graham, would I be able to register my Thai bank account at my mates house as he has been there 30 years and will never move, but I will possibly move a few times in Pattaya? Will that affect the retirement visa do you know mate?
Brett Kemp You will get a Residence Certificate for wherever your TM30 is registered which can be a private house. Do it as early as possible i.e. before you move on.
Sorry, I’m still a bit confused, would I be able to book say a three month Airbnb, whilst applying for the 12 month extension visa, would this satisfy immigration for the retirement visa, or would I need a long term booking? When you check in the landlord/owner should file a TM 30, if they live away it can be difficult and you'd have to go to immigration with copies of the owner's documents. Once over that hurdle you get a residence certificate
your mate would need to file a TM30 saying you live at his place and give you a copy of the receipt. With that you visit immigration and ask for a residence certificate, then you go to a mobile provider and purchase a SIM which needs to be registered against your passport. Then you approach a bank and ask to open an account with the above plus your passport. If your mate has a good rapport with his bank I'd suggest using that one and taking your mate along
So that won’t really work as I won’t be living there, and will have my TM30 at an Airbnb, I assume I would not be able to be at a hotel to have my bank account registered? Thanks Brett
Actually YES it will not work .., here on Phuket they will see a one year leasing contract… but then u get the certificate, with this only u can open a bank account, AND you need a thai SIM card mobile phone for the Bank as well…don’t try to play games with them …
