When you want to apply for a Non O (retirement) visa in your home country and you intend to rent a condo only after a few nights in a hotel (so you can visit and better chose the condo), what proof of accommodation will be enough (as you can only show a few nights booking)? Shall i book some hotel and cancel it after i get the visa? i wouldn't like to do that, unless i had no other mean...

TLDR : Answer Summary
When applying for a Non O (retirement) visa from your home country, it's generally acceptable to show proof of accommodation for just a few nights in a hotel. The STV visa is the only one that requires proof of paid lodging for the entire stay. Therefore, for the Non O visa, you won't need to book and subsequently cancel a hotel. It's important to note that applicants often wonder if they can apply for a Non O visa outside Thailand or if only the OA visa is available; clarification is needed regarding health insurance requirements for the OA.

is it really possible to apply non O retire visa outside thailand? or only OA available? If OA, the change in heath insurance requiremnent is a headache!

Ken Chao. Not all embassies/consulates sell the non-O (50+). Australia is one such exception. In regards to insurance, you can use your home country insurance to obtain the OA

you can apply for single entry Non-O visa being over 50 at consulates.

Just showing your few days hotel listing after your entry should be fine. The only visa that requires you to show your paid lodging for your entire stay is the STV, but they use the same application for every visa, so there's a lot of questions that don't apply to various visas.

Thanks. That's what i thought, but, answering my questions, the thai consulate, on their first email, asked for the condo rental contract. I emailed them back, explaining why i cant show it...and now i wait for their move. If they insist, i dont know what to do.

You can try making a booking on Agoda or somewhere that allows free cancellation and just send that and cancel after you get your visa. They really have no reason to ask for it.
