TLDR : Answer Summary
Yes, non-hotel owners, such as the Thai spouse or girlfriend of an expat, can file a TM30 online if they hold ownership rights to the property (e.g., have a copy of the 'chanot'). However, users have noted that the online system can be unstable and challenging to navigate. It is also recommended to print a screenshot of the submission for record-keeping. Discussions among users highlight experiences with both the online filing process and issues regarding past registration failures leading to fines.

Yes it's easy as I file my own TM30 with the login details of our home which is owned and registered on Section38 under my wife's name.

You should think about a yellow book.

... I've had one for years but my wife is still the house owner and although it helps as my registered address, buying cars, motorbikes etc, it makes no difference for submitting a TM30.

True, but as you say, it sidesteps the residence letters.

Yes, do it online and print out the screen shot of the reported page will be fine.

Thank you. I asked because were I live reporting online is the safest option. Last time I went to report in person, there was a Thai home owner that wanted to report Cambodian workers that came to live in her house, but she was fined because the previously home or hotel owner failed to report. There was no record of these people in the system, and they were already a few months in Thailand. They wouldn't give her the necessary documents unless she paid for the fine caused by the previous home/hotel owner.

@robert lagas It happened before corona, but I remembered it because the lady had to pay 800 for each person. And I believe she had 5 guests that needed other paperwork too. The officer said that someone needed to pay the fines in order to make the registration. And without registration she could not apply for the other paperwork.

Strange story as these people would be registerd at the ASQ hotel after entry.

But a hotel/house owner is not responsible for registrations in the past, so no fines to pay if a newly arrived guest needs to be registered.

Leon Fella They probably didn't believe her (that they just came to live with her).

Yes. My wife does it for me.

It is allowed but the software is pretty unstable and the instructions are not great. It has never worked for me.

But I agree with you, it looks like a website written 3 days after the invention of the internet.

I got it to work, but the person at immigration asked for the slip, even after I told her the owner reported online. She showed me the classical paper slip you get when you report in person. I asked her: so there is a slip too when you report online? And she replied yes. I told her I had not seen such a slip and showed her a screenshot, which I kept on my mobile, which she accepted. Just want to be sure they don't bring up the "slip" again when I go to extend my visa.

, You're supposed to carry the receipt as proof of your address registered with your passport (like 90days receipt), regardless you were reported in person or online. The receipt must be one of these

after you submit online and it's accepted, you search your entry and take a screenshot and print it. That's the "slip" for online submissions

i found it only worked during office hours.

If you are owner of the property (have copy of chanot etc.) - you can create an account in immigration system
