Hi. Can I use an hotel address for non o retirement visa ?
Answer summary
Using a hotel address for a Non-O retirement visa or its annual extension is generally not recommended in Thailand. While some may have succeeded temporarily or under specific conditions, immigration rules typically require proof of a long-term residence such as a signed lease agreement, a condo title deed, or a house registration book. Some immigration offices may allow exceptions for short-term stays or transitional situations but confirm with local authorities is essential. For a successful application or extension, securing a stable and permanent living arrangement is advisable.

Generally speaking, no, you cannot use a hotel address for a long-term Non-Immigrant "O" retirement visa application or its annual extension.
Thai Immigration requires long-term resident visa holders to provide proof of a permanent, stable residence.
Why a Hotel Address Won't Work for Extensions:
Required Documentation: To apply for or renew a 1-year retirement extension, immigration offices strictly require residential proof such as a signed long-term lease agreement, a condo title deed/purchase contract, a house registration book (Tabien Baan), utility bills in your name, and a properly filed TM.30 form submitted by a permanent landlord or property owner. Hotels generally cannot or will not provide these long-term residency proofs.
Transient Nature: Hotels are classified as short-term tourist accommodations. Immigration expects someone on a retirement extension to have established a fixed domicile in the country rather than living out of a hotel room indefinitely.
Exceptions or Short-Term Workarounds:
Initial Entry / Conversion: If you are staying in a hotel temporarily while house-hunting or finalizing paperwork before filing your official retirement extension, you can temporarily use a hotel address on short-term entry documents.
The Catch: The moment you go to the local immigration office to apply for the actual 1-year extension of stay, you will need to present a permanent address and a landlord willing to handle the mandatory TM.30 notification.
If you are currently planning your retirement stay, it is strongly advised to secure a long-term condo rental or a house lease to ensure your documentation satisfies local immigration requirements.
That depends on whether you intend to stay long term or not!?
Some don't.
Depending where you intend to stay, (?) will depend on the cost of it. Large cities are, of course, more expensive if you intend to rent ( or buy!)
Finding a Thai national, with the intention for a long term relationship, for instance, will help you enormously if they own or rent their own place, with costs, language and general knowledge and do's & dont's!
I live in a hotel in Chiang Mai and had absolutely no problem with my non o. in your initial incarnation you will need a 12-month lease and it is up to the owners of the hotel as to whether or not they will give you one
You can, but if it's for the 12 months extension of stay they will want to see paperwork from the hotel confirming you are a long term resident so you need to commit to staying at the hotel for at least a few months
Yes. For the extension based on retirement present the tm30 and have hotel prepare letter saying you have long term booking and other proof like booking confirmation . Others may differ but in my experience it was accepted.
I stay in Kalasin with my girlfriend and I don’t have a lease agreement. Filed a TM3O and gave the landladies details along with a copy of my girlfriend’s agreement. In and out in 15 minutes. However, each Immigration office sets its own rules
Most probably that your agent used his address temporary because now we have strict conditions if rental: must be Thai owner only or foreign owner must be in Thailand same time.
Luc Winnepenninckx you don't need a yellow housebook and you don't need a rental contract. You CAN use these IF you have one of these. But you can easily get a TM30 without the need of these two things on EVERY Immigration office. Wayne Batley for example explained it.
Ish Boston I did that recently, we went to the local immigration office with Papa’s house book & id card, Aee took her id card, my passport, no rental contract & everything was sorted in 5 minutes at Kap Choeng immigration office. They were helpful I must say.
Ish Boston you need a yellow hous book if not than your girlfriend have to register you TM30 and need to have a lease from your girlfriend if you don't have than you are not registered on a adres.
For a 90-day non-O visa, most likely yes. But I don't think you're asking about the visa. I think you are asking about an annual extension based on retirement.
Whether you can use a hotel address for a retirement extension depends on your immigration office. Some immigration offices require proof of a long-term lease for extensions, while others do not.
