I got a 90 day visa on arrival.. Showed my rental agreement for 12 months, my bank balance. All agreed at with officer at the airport

As you now understand about what is required, the flight out there is this site where I've used it before to get a ghost ticket that is ok to use but you can't actually fly on it, it's just A ticket for the purposes you need.
that’s what this service is. As you said you can’t fly on it. It’s fraud and hopefully they crack down on you people attempting scams against the Kingdom of Thailand

Ok so it looks like I need a flight arrival and departure as well as a hotel to do the evisa online thing. I have no flight out and am going to look for a condo while I’m there. Should I just get a hotel and put that address?
you don't need a flight out if you apply for a non O retirement visa before you arrive. It's very simple to do especially when you are in your own home with time to fill it in. Your new life in thailand will start much easier having the non O sorted before you arrive
you can put any flight arrival and departure date in that is on one of the flight co pany schedules. You don't need to book the flights just put down the flight numbers
If you don't get a Visa prior to coming On our recent vacation back to the states we did round trip startung from Bangkok. Upon coming back to Thailand we had to show the agent at check in our Thai visa in out passports . You could buy a one way to BĶK and also book a cheap flight out of Thailand to Laos from BKK then cancel it once you are in Thailand
and be aware: when you enter on a Non-Imm-O visa, the opening of a bank account is easy, can be done by yourself, or by an agent for 5000 THB. When you enter on a visa-exempt or tourist visa, you cannot open a bank account any more since February, when banking rules have tightened. Some agents have deals with Immigration to circumvene this, and banks that are willing to cooperate. But this will cost you a sh.... load of dosh

When flying one way on a 60-days tourist visa, or planning to enter visa-exempt and get stamped in for 60 days, be aware that the airline CAN ask you for a proof of onward travel out of Thailand within these 60 days. You can risk to buy a "onwardticket" or better a REAL flight ticket, one-way Air Aisa to Siem Reap is something around 40 USD. Flying one-way on a 90-Days Non-Imm-O Visa, doesn't require this proof, because this visa normally is used to gain a 12-year stay permit inside Thailand
but it is valid for 48-72hrs. I.e. the reservation can be used to secure an actual ticket. Long enough to satisfy airline requirements for onward travel.
if you have difficulty filling out the form, you can ask questions here. There's only about 5 questions and 4 documents you'll need to supply... Not very difficult. Maybe difficult for a YouTuber though.
don't listen to agents! Go to the evisa website and apply for a non-o visa before you come. The process is easy, but a bit tedious. But very doable without paying someone to hold your hand.
