Can I apply for a 30-day visa extension in Thailand online or must I do it in person, and how do I handle the TM30 registration?

I'm going to Thailand for 88 days. Upon arrival at the airport, I will receive a 60-day stay permit (I am a Polish citizen). Then, I plan to extend my stay by another 30 days at the immigration office.

I have two questions:

1. Can I apply for the extension online, or do I need to appear in person at the immigration office?

2. Regarding one of the required documents for the extension (TM30), will I be able to obtain it without issues, or could there be problems depending on where I stay?

The law states that the property owner should register me, but in practice, it varies. How can I ensure this process goes smoothly?

In most provinces you can apply for your extension with 30 days or less remaining (some 45 and some just 7). You ask your hotel/landlord for a copy of the TM30 soon after check in as they can only print a copy up to day days after registering you.

How many days before the 60-day period ends can I apply for an extension while in Pattaya?

There shouldn't be an issue getting a copy of the TM30 at the hotel, but what if the owner of an Airbnb apartment tells me they don’t provide such a document?

Check into a hotel a couple days before you make your extension application and ask the hotel to give you the resulting TM30 print out.

Don’t underestimate the importance of Proof of Onward Travel. Whatever the airline call centre has told you, the check-in agent has the power to deny boarding if you fail to meet visa exemption criteria according to the IATA Timatic database. And one of the primary ones is proof of onward travel — a flight out of Thailand — within the 60-day visa exemption period. So book a flight on a low cost carrier to Siem Reap to see Angkor Wat, for example.

Airlines want to see a confirmed air ticket that they can check for authenticity. Plans to take a bus trip do not count, and trains with few exceptions do not cross borders.

You might want to message your AirB&B owner about this before you check in. Confirm with them before you check in that they will do it. If they say they won't provide it, find another AirB&B owner who will.

Yes, I have a flight ticket out of Thailand exactly after 88 days.

While it's the responsibility of the property owner to file the TM30, many don't as they want to stay under the radar for paying income tax on their rental income.

Bottom line...if your property owner refuses to file... tell Thai Immigration Officer. ASK Thai Immigration what you can do?

Many will check in with a hotel for a night, the hotel file's a TM30 on-line... Ask hotel for a screenshot print out of their TM30 filing for you.

Is there any information on the TM30 about the date of my hotel stay? I mean, the time difference between check-in (and receiving a copy of the tm30) and the visit to the immigration office can be more than a month.
