TLDR : Answer Summary
The post discusses the easiest and fastest ways to obtain a working visa in Thailand, particularly for digital nomads managing properties and investors looking to engage in real estate. Comments clarify that neither managing properties nor planning real estate investments alone qualifies for a working visa. Freelancers may apply for a 5-year Digital Work Visa (DTV) if they earn their income from outside Thailand, provided they have sufficient funds. Recommendations include researching the DTV visa and checking the Thai Embassy's website for guidance.

if all you are doing is managing your properties outside of Thailand I don't think you need a work visa.

Look into the new DTV visa

Good questions, to envision what i have in mind. Thanks.

Ill try to explain my situation and my plan;

I own some properties (not in Thailand) which i rent out and manage. I have lease contracts with tenants to show my income.

Would i qualify for a Digital nomad visa?

2nd im thinking of doing some real estate investments. (Own money) And also for investors as a real estate agent.

What kind of Visa do i need for these activities? And do i need a visa, cause i might be doing the investments together.

Thanks again.

properties in Thailand or outside? If outside, it seems like you could go for DTV. But as I said, DTV doesn’t allow you to work in Thailand (only digitally, on your laptop)

outside of Thailand.

Thanks to your input and others, i know a little more and will contact a lawyer. Also for the part about advise and buying real estate for others. Can I send you a pm?

'freelance' means you are an independent business and you take on projects from anywhere in the world!

- Sorry, I was asking Tjin for his interpretation. Not yours. One can freelance inside a country versus not. So when someone says "maybe as a freelancer" it doesn't explicitly imply that their work is outside of Thailand. Was just asking for clarification, because it would help guide the type of visa he should go for.

@John ******
so if you are freelance you are not allowed to take jobs from inside Thailand with a Digital nomad visa?
John *******
@Sally ******
- The visa is a digital nomad visa, not a freelance visa. It allows people who work outside of Thailand to be physically present in Thailand. Any work in Thailand (freelance, full time, volunteer) requires a work permit and a visa that supports working.

@Sa***
yes, the work needs to be from outside Thailand

@Ivan ***********
if you are freelance you have to take work wherever it comes from, so you'd have to turn down Thai work, even if you won the contract and you live there... that's crazy
Manuel *********
@Sally ******
yes you have to because for that you need an actual Thai working permit with a company.

if you do independent freelance work and/or home office for a foreign company outside of Thailand and have all the proofs and 500.000 THB in your bank account, you could apply for the 5-year DTV visa. However you cannot work for a Thai company and your income must be generated from outside of Thailand

Neither of the first two will give you a visa that allows you to work in Thailand with a work permit.
