What documents are required for the TM30 registration in Thailand as a condo owner renting to a tenant?

Update: TM30 Requirements for owner?

Just back from immigration, thanks for your feedback peeps. Immigration wanted all the below, plus the rental contract, and not the blue book, but the chanote.

Im a condo owner and renting out for the first time. Ive searched the feeds here but no clear info on what exactly I need to bring to immigration aside from the TM30.

Ill do this at immigration tomorrow in chiang mai. What do I need?

The TM30,

the chanote,

my passport,

the tenants passport,

his visa and departure card.

Is that it?

Does the type of visa I have as an owner matter??

Also, Ive understood tenant wont need a new TM30 from me unless he re-enters from outside Thailand. If Im out of the country, can my tenant process his future tm30 being that his address is still at my condo?

all chiang mai immigrations does is update the information in their TM.30 computer system showing your new arrival date, your new TM.6 arrival/departure card number and then stamp your existing TM.30 receipt with the date..

Upon return to Chiang Mai from overseas, your tenant has to go to Immigration by 4pm the next day (note, calendar day not working day) with his passport and the TM30 acknowledgment slip which you will be getting when you make the initial report and tell the counter that he is there for an update. No new TM30 report is required.

Signed copies ID card/passport and blue book of land/house owner. And in some offices copy of rental contract. I would say bring a copy of your chanote to be on the safe side. Your visa does not matter. Tenant can do the address report, but have to bring the same documents in Chang Mai.

thanks, it would make sense that they want to know who lives in my pad and what visa they have. Will prepare in any case.

You do not need to take the tenant's passport, a copy of their ID page should be enough to register them as staying at your place, at least that's all my landlord needed when he did my TM30. I guess you could take along a copy of their visa and entry stamp just to be sure
