The owner of my new condo is Chinese and she is not in Thailand now. Therefore, she will report TM30 thru the internet. Then what can I do for myself? May I go to the immigration office with my papers and condo's contract and house registration only? or do I have to additional prepare?

My paper

Copy of passport photo page

Copy of passport visa page

Copy of departure card

Landlord's paper

Copy of the owner title deed

Copy of the rental contract

TLDR : Answer Summary
If your landlord is filing the TM30 online, you primarily need to ensure that they provide you a screenshot of the filing as a receipt. For your visit to the immigration office, you should bring your passport photo page, visa page, and departure card. Additionally, it would be prudent to include a copy of the landlord's ID card, the rental contract, and the property title deed.

If she says she will report you online using the TM30 program, all you do is get her to take a screen shot of the data she entered and it will serve as your receipt of a TM30 being filed on you like this
