G'day guys....Australians can apply for a Special Tourist Visa , which is valid for 90 days + 2 x 90 days extensions. Has anyone had this visa? They say I must prebook a hotel for 90 days, or have a rental agreement for a flat. My girlfriend owns a flat, so I hope I can satisfy the embassy with that arrangement.??

TLDR : Answer Summary
Australians can apply for the Special Tourist Visa (STV), which is valid for an initial 90 days with the possibility of extending for up to 2 additional 90-day periods. There are discussions about the requirements for proof of accommodation, such as needing a pre-booked hotel for 90 days or a rental agreement. Some comments suggest that it might be possible to use a rental agreement from a partner, but others dispute this, stating that it must be in the applicant's name. There are also questions about what the renewal process entails and whether it's costly to maintain this visa.

Do you have to book a hotel for 3 months every 3 months? Or just the first initial 3 months?

A letter of invitation should be enough, having the dates of stay.

Just get a normal tourist visa. If you have the STV there's no way off it if you want to stay longer.

yes but that's expensive and annoying if you have to redo quarantine and PCR testing and all the other problems getting back to Thailand

No you can’t, I asked the embassy yesterday and you cannot put your partners lease agreement. Must book a hotel or have your own lease agreement.

Well we shall see once they are open for business. Might have to ring both embassies then. There must be a way to do this. I intend to travel around so I will not be staying in one place for 90 days.....hahaha

Put the contract in your name, should be fine. At least it was for the Thai embassy in the Netherlands.
