TLDR : Answer Summary
Obtaining a Retirement Visa in Pattaya can be done relatively inexpensively if you handle the process yourself, with fees starting at 1,900 THB at any immigration office. Applicants must provide specific documentation, including proof of 800,000 THB in a Thai bank account sourced from abroad or a monthly income of at least 65,000 THB. Many users recommend utilizing local agents for assistance, noting that agent fees for the initial year can range from 30,000 to 40,000 THB, while subsequent years may cost about 15,000 THB. Some agents and offices mentioned include Bangkok Buddy, Key Visa, and MOTS, with varying costs and service quality.

If you don't have own funds of minimum 23,000.- USD or 800,000.- THB, you will have to pay an agent to grease the wheels and get you the 90-days Non-Imm-O retirement visa, and the subsequent 1-year extension of stay permit. . . .
For these first 15 months, agents are asking from 32.000.- THB upward, which is almost 1000.- US Dollars. I have read reports of agents asking for 74.000.- THB from Newbies, for such a service, a real ripoff price
Future "extension renewals" without you having own funds, will cost from 12.000 to 15.000 THB.
If however you have your own funds, an agent will not need to bribe the officials, then the service will be something like 12,500.- THB.
If you do it by yourself on Immigration inside Thailand, the fees are 2000.- THB and then another 1900.- THB. And 1000.- THB for a single re-entry permit.
The pre-requisite is, you need to have a deposit on your Thai bank account of a minimum of 800,000.- THB with proof that the money came from abroad, and a rental contract.
An agents service normally will include a re-entry permit and the fees on Immigration, which for a “change of visa type” to the initial 90-days Non-Imm-O Retirement visa is 2000.- THB, and for the application to the “1-year Extension of Stay Permit” will be 1900.- THB.
There is nothing like a “cheap retirement visa”. Everything in your life will have a price

If you want a visa agent to assist you In Pattaya, expect to pay between ฿30k and ฿40k for the first year, it's around ฿15k for the second and years to follow. depending on if you want a multiple entry visa or not.

Cheap would be doing it yourself. Only 1900bht + requirements
Just mention; think y'r embassy still hands out income statements ! Ofcourse after exchange rate, it has to be more than 65k฿ per month. Only need 800k฿ for initial Non imm. O incountry (when making this IN Thailand). Not always if e.g. you do it in another country in a Thai imm. office. For year extensions you can use these income statements. But maybe you know this already 🤷♂️
Usually 12.5k for yearly extension, they have the best price, others charge more for nothing. First 15 month ball park 26k. Extra 1-4k if you want re-entry permit same everywhere
why would you need a multi re-entry permit for the initial 90-days visa? Normally one buys the re-entry permit for the "1-year Extension of Stay Permit", not for the visa
My nationality is Norwegian, and I also have done 4 visaruns since february. Now it's time for me to make Retirement visa. Paying 4000 baht everytime to do visaruns I don't like that much. So finding a cheap visa agent would sort my problems.
being allowed to enter is going to be a bigger issue than the cost of the visa run soon. If you can show your embassy that you have at least 65k baht income per month you can ask them for an income affidavit/certificate and use that to apply for the Non-O visa yourself without any need for an agent or money in the bank
1900 baht at any immigration office in Thailand... pretty cheap, but you have to do it yourself and have the correct documentation including the 800k THB in a bank account sourced from outside Thailand. Or you can pay an agent to handle that and everything else for you, but it's a lot less cheap.
