If you're in Tree Town Pattaya, stop into 'su coffee' and ask Su.

I'm also from US, you may not need an agent, just someone to advise you.

I used a Brit named Jimmy @ Pattaya Visa Services when I wanted to buy a car in Pattaya but was processing my paperwork in Udon Thani -- Dark side across from the Red Bar -- I think Pattaya Visa even shows up on google maps. DM 4 phone.

Get the bank account first, then go to immigration and get the list of docs you will need. If you were stamped in on a visa exempt, you probably need to extend that, then submit your paperwork to start the non-o retirement. Do as the suggestion from

If you are prepared to put 800k in a Thai bank account, you'll be paying an agent for mostly old rope. The only real challenge is opening a bank account as a tourist, perhaps use an agent for that, do the rest yourself.
