What are the bureaucratic requirements for expats arriving in Thailand, including TDAC, TM30, and TM47 forms?

just a recap:

-before flying to Thailandia i need to fill online the tdac

-when i rent my condo I need the t30 receipt from the landlord

- before 90 days staying I need to go to the immigration office to fill the t90 (after the first time it's possible to fill it online).

anything else bureaucratic to do?

There will never be a second 90 day report on DTV, since you need to have left at day 180, or started from 1 in a new 180 day period.

1) yes, submit TDAC online up to 3 days prior to your arrival in Thailand.

2) yes, get TM30 receipt from property

3) the 90-day report form is called TM47 but it must be done in person at the immigration office the first time. The window of time that this must be done is up to 2 weeks prior to your 90th day continuously in Thailand or up to a 1 week after the 90th day.
