Hello. So my first 3 months and 1 year non o visa ends next month. To renew I have the 800k in my bank and my landlord fills in the TM30 on line. So when I go to Jomtiem I think I need to take a letter from my Thai bank, Thai bank statements for last year, photographs, copy of rental agreement. Also 1900 baht. I assume I need to get the application form at immigration and complete on the day. Is there anything else I might have missed or I need please. How old can the bank letter be please before I go is it dated on the day or a week before for instance.? Thanks

I also read yesterday on a post that the landlord's ID and house book needs to be submitted as well. I'd be happy to know if it isn't because my landlord doesn't have a house book. My property manager had to sort out my TM30 another way and if I need this to apply for a non-o which I wish to do in March I'm screwed
Every year about 2-3 weeks before you plan to apply for your extension you should go to your immigration office and ask for an updated list of requirements for your extension.
Every immigration office has their own requirements and they change from time to time. For example Jomtien changed their policy about TM30 last month and it caught a lot of people out and unable to apply for their extension until they fixed it.
they used to not require a new TM30 if you left Thailand and returned as long as you return to the same address you previously registered. But as of 18 October you now must file a new TM30 every time you return to Thailand. If you go to immigration at Jomtien and your most recent TM30 is not more recent than your latest entry stamp to Thailand you'll be fined and may not be able to process your application.
A 90 day report is proof of your address in Thailand the same as a TM30 proof of address so if an online 90 submitted after you return Thailand ๐น๐ญ is approved obviously no issues surely ?
as stated multiple times in this thread alone the policy on when you have to do a new TM30 is different at every immigration office and the policy changes from time to time like it just did at Jomtien last month. TM30 and TM47 are not the same thing.
need to do my non o visa renewal January will let you now how it goes to filing a new TM30 but I am 100% certain I will not be asked to if you fancy a wager on it ?
my office is jontien and did it online as I previously said if they were not happy with my application of my 90 day surely they would have rejected it and asked me to file another TM30 ?
Bank letter maximum 1 week. 800k in bank minimum 2 months before your application date. Cannot drop below 800k for 3 months after and never go below 400k even for a nanosecond. Bank book updated on the day.
