Hi everyone, apologies I’m sure this question has been asked hundreds of times. If I was to move from the UK to Thailand, I’ll be 57 or 58 years when I do so and living on a private pension, which visa should I apply for that involves the least amount of grief i.e avoiding border runs, avoiding having to renew every few months etc. I understand for wealthy individuals, unfortunately not me, there are 10 year options but for those normal individuals that have been living in Thailand for years, which visas allow you to stay for an indefinite period of time and how often would you have to renew it?
Answer summary
For a 57 or 58-year-old British expat looking to retire in Thailand on a private pension, the most suitable visa options include the Non-O and Non-OA retirement visas. The Non-O visa allows for a one-year extension after initially entering Thailand on a 90-day visa, with requirements including having 800,000 Baht deposited in a Thai bank account shortly after arrival. This visa can be renewed annually. The Non-OA visa, while also offering a twelve-month validity, has stricter requirements, including health insurance and police checks. Overall, the Non-O visa is considered the most straightforward pathway for retirees.

You need a fair few quid in your UK bank before you apply. Maybe the Bt800k equivalent is a good number.Get the non imm O good for 90 days and start sending Bt65k+ a month.Park Bt800k in the bank. After 2 to 3 months, but before 90 days, do your extension based on Bt800k.90 day reporting unless flying in and out. After 12 months, renew based on Bt800k or on Bt65k+ every month.Rinse and repeat.

I’m on a non o retirement visa. You can apply for a retirement visa from uk but you need a police and health check and I think insurance. I came over on a non o 90 day visa based on retirement then got a 12 month extension. You have to do a 90 day report and renew every 12 months. If you want to visit other countries get the multi entry 12 month version. The 90 days resets once you return. I use an agent for the 12 month extensions and 90 day reports. I know some people will say do it yourself but I’d rather pay and save the hassle. I use

Non Imm O visa, apply in the UK and then one year extensions of stay in Thailand. You'll need to drop 800k Thai Baht in a Thai bank account then you'll be good for continuous yearly extensions of stay.

Do Non-O 90day visa, goto Visa agent to uncomplicate the process to endup with 1yr retirement visa.

You will have to do the 90day reporting, 800k baht in a Thai bank.

Have separate funds to deal with housing and 70k baht/month for expenses.

There are 4 options all referred to as retirement visas. Given your comment on finances that reduces to 2. Either a Non-O based on being over 50 which gives you 90 days in Thailand and you then open a bank account and deposit 800k baht in it and apply for a 12 month extension once the funds have been in place for 2 months which you can do annually, or a 12 month Non-OA visa which is a 12 month visa and only requires funds in your home bank account but also requires insurance, medical certificate and police checks. The Non-O is the most popular route

Non-O (based on retirement.). 90 day stay so you have time to get bank account sorted and money seasoned. No insurance needed and no police check. Extend for 12 months, renew extension once each year.

Ali Kolahdoozan For the first year you need for sure the 800kThb on a Thai bank, if you start immediately putting the +65kThb on your Thai bank account you could extent in the future with the 65kThb method The UK do not issue certificates anymore so you could not start the 65k Thb method right away Extensions are yearly I will put the process here after, take care it would be limited because IO would like more 1 . Apply for a 90 day non-O retirement visa online at your countries embassy/consulate.

2. Enter Thailand using the visa.

3. Go to your local immigration office the next day to get a residence certificate and whilst you are there get the list of requirements to extend your stay and the form.

4. Get a Thai sim card for your phone linked to your passport.

5. Open a bank account using your non-O visa and residence certificate and sim card phone number + usually an additional form of id like a driving licence. You might need to try several banks to find a farang friendly one, so do this within the first week of arrival.

6. Transfer 800,000 baht into your Thai bank account.

7. Wait 2 months for your money to season, then return to immigration with all of the information provided on their list, the completed form and 1,900 baht in cash to get your extension.

8. The 800,000 baht may partly used during the first year but never may reach lower than
*****
0 baht, when needing a prolongation there must be
*****
0 bath again

Applicant must be aged 50 years and over (on the day of submitting application).

2. Applicant not prohibited from entering the Kingdom as provided by the Immigration Act B.E. 2522 (1979).

3. Having the nationality of or residence in the country where applicant’s application is submitted.

4. Applicant must have a bank deposit of Account balance no less than 800,000 Baht

5. Hotel booking or accommoddation arrangements.

6. Itinerary showing flight from home country to Thailand and flight out of Thailand.

For the proof of where you rent you need =

Signed copy of the Landlord's Thai ID card (or passport if the landlord is a foreigner).

Signed copy of the Blue Book (Tabien Baan, which shows the registered house/condo details and ownership).

Signed copy of the Chanote (Title Deed) or proof of ownership.

Rental / Lease Agreement signed by both you and the landlord.

TM.30 Receipt (Notification of foreign resident arrival submitted by the landlord to immigration).

Hand-drawn map showing the location of your residence (often required by local immigration offices, sometimes signed or verified).

Other request from the IO (like photo's of the, place, photo of you standing the house,... It is up to the IO Also do not pass the electronic gates when you enter Thailand with a visa , but go trough the manual gates ( Your Visa could be cancelled and you automatically been seen as on Visa exempt ))
