Good Morning All,

I have visited Thailand 3 times the past 3 years and liked it so much I am considering early retirement there within 6 - 12 months. Question: How can I apply and open a thai bank account? Which visa should I apply for? I have read about the long term Thailand visa but I don't think I have all the correct information. I was considering trying to purchase a condo - but it seems this is a risky adventure. Would you suggest someone such as myself just rent a condo or home? Any insight is appreciated. Thanks!
Answer summary
The user is planning early retirement in Thailand and seeks advice on applying for a visa and opening a bank account. Recommendations include applying for a Non-O Visa from the Thai consulate, renting a property instead of buying initially, and learning about the required funds and processes for opening a bank account after obtaining the visa. Various commenters emphasize the importance of renting first to gain living experience before considering property purchase.

Rent to start with. There are many different places to see and experience so look around first and rent as there are also many different condos and prices

Rent first. I eventually bought a condo, but was 72 at the time and decided I would see out my days in Chiang Mai and wanted my own place, done my way.

Rent 1st. It is not a good time to buy property in Thailand with the present Thai PM waging war on us. If Vietnam had an annual visa, I'd be there like a shot; it's welcoming like Thailand was 20 years ago and CHEAPER!

If you are 50 or over I'd suggest applying for the 90 day Non-O visa before you travel to Thailand, then when you get to Thailand you can open a bank account and deposit the funds required for the 12 month extension of stay. You can apply for this every year if you continue to meet the criteria.

As to a condo, I certainly wouldn't recommend buying one until you've spent a bit of time living here

Lots of information available online. Many types of visas available. If you are over 50, best start with applying for retirement at the Thai embassy in your home country. And do rentals for the first 2-3 years before deciding on condo purchase. Visiting experience is different from living here.

Getting the right Visa outside Thailand is the pathway to opening a Thai Bank account ( tourist Visa is not the right Visa )

For over 50 years of age 100% easier & cheaper to apply for a Suitable retirement Visa from your home country through the Thai Embassy website ( All done online )

When you are ready to come - Apply for a Non-O 90 day single Visa from the Thai Embassy in your home country about 30-45 days before departure.

When applying online you will need to show the required funds in any bank account , some personal details & Flight details & proof of first weeks accommodation .

Once approved & arrive in Thailand you have 90 days to organise for the 12 month extension

No.1 requirement is

Within 2 weeks of arrival You need to set up a Thai bank account & deposit 800K Baht , per person , for at least 60 days to satisfy the extension

Go to the bank of choice & ask them what they require to open a bank account

You can also come to Thailand on a tourist Visa & get it converted to a Non-O retirement Visa for a much higher cost

The typical retirement visa is the O visa. You can get it through the Thai consulate in your home country. Go to their website to read about it.

After you have gotten your long stay visa you will be able to open a bank account here in Thailand.

Rent first. Don’t buy until much later, if at all.
