Long stay visa with condo purchase?

Hi, does anyone have any information about being able to obtain a long stay visa with the purchase of certain condos?

Please share if you have links to legit information.

Answer summary
The post discusses the possibility of obtaining a long stay visa in Thailand through the purchase of a condominium. While some developers are promoting this idea, particularly the Sansiri company, many comments suggest that such claims may be misleading or primarily marketing tactics. The majority consensus indicates that a direct visa for condo purchases does not exist, and the only related options are the Elite Visa and a minimum investment visa of 10 million baht. Several commenters shared details about the requirements for the new Long Stay Visa (LSV), which seems to necessitate a property investment of 3 million baht, but the validity and clarity on this visa type remain subjects of debate. There is skepticism around the legitimacy of these visa claims, advising potential buyers to consult official immigration sources before proceeding.

I know this was available right after covid but have yet to hear anything more about it. You can always contact Thai immigration for more information on that before making an investment like that.

Its a gimmick by Sansiri advertising thier condos.....you still need to qualify the requirements of long term visas

LSV from what I heard is being introduced as an idea, but not publicized in the immigration (yet). This may happen, or may not happen. Until it does, take it with a grain of salt.

The only official visa relating to property involves an investment of a minimum of 10 million baht. There is one particular property development which is offering to include the cost of a visa in a condo purchase but it's in effect a marketing tool

The following are the information for the new LSV (Long Stay Visa) which started since October 1, 2025:

1. Must be 3MB or more for 1 foreigner's name

2. It can be new or resale unit.

3. The previous seller name has to be Thai. (Can be developer or a Thai person selling their unit)

4. It must be a ready to move unit to be eligible for this visa.

5. Once the transaction of the unit is completed at the Land Department, they must have 3 things (Title Deed, Blue Book House Registration, and the White Paper documentation that states the price of the unit sold for)

6. They can then go forward to start this process. The foreigner must stay in Thailand for about 20 days for this process to get done.

7. If they have immediate family that wants to go on the visa, the main visa holder must complete their visa application process and get the stamp in their passport first before can apply for their spouse and for the children.

There is a bigger fee to pay at the beginning, and to stay qualify for this visa for the next 20 years, you must have this property or any property in your name with the proofs.

You can consult further as there are many clauses that needs to be aware of.

JC Tan is this only for condos or for house\land also?

Cliff Sussman Hi Cliff, at the current moment, they are more concentrated for condos. As for foreigners owning condos in the freehold status it is much more easier to handle with the formalities that is needed to do for the visa. Leasehold, it is a little bit more complicated.

For houses, can be done but it is still up in the air with the departments on decisions on how to run the foreigner owning it. So if you hear any difference, then I would hold off on houses, and stick with condos.

Hope that helps.

Stephen Howell exactly. And that company he refers to, Thailand Longstay Company, on their website, they just offer the "1-year Retirement Visa" (the 1-year extension). And the condo purchase is connected to the purchase of an Elite Privilege Visa. . . . . Absolutely nothing new

Well another way to show that the information shared above is not anything made up, look at this website by AIM Bangkok as they have really broken down the details of this 3MB LSV:

JC Tan The visa actually began over 20 years ago. It's not new. It's known as Elite or Privilege Visa. This new scheme is simply the property developers packaging the visa as part of the condo purchase

They created this new name is because due to the fact that it is to separate from all the other visas that are in the market now. It is another way to say that if you want to have a long stay visa, go for this LSV. It is by the Thailand Longstay Company, which are the group that does the Elite Previlige Visa. It has nothing to do with the property developers. They actually use this way to just get more sales.

But with the effectiveness of what they are doing this now, is to give the chance for all those who do not qualify for this 10MB spenders or the LTR wealthy spenders.

JC Tan on the website of this Agency with the name "Longstay Company", they only offer to help with the 1-year retirement extension. There is NOTHING such as a Longstay Visa and it is not even mentioned. The condo purchase alone does NOT buy any visa

Nongnuch Kamdee Seriously I do not know what else to say. As these are offered in Bangkok now. And if you want to take it at face value or not it is up to you. There are such visas available and I had helped many of my investors to get them. And a lot of them after giving the guidelines, they want to go through themselves. I think it is good to check facts first.

Again, I post this picture of the actual document from Thailand Longstay Company just for your convenience for reference. I hope you can read Thai.

JC Tan Unlike some other countries that offer “golden visa” schemes or direct residency in exchange for property investment, Thailand does not grant any type of visa or residency simply for buying real estate. Whether you spend 3 million or 30 million baht, owning a condo or villa in your name does not give you any automatic right to live in the country.

This is because Thai immigration law is completely separate from property law. You can legally own a freehold condominium as a foreigner, but that doesn’t entitle you to live in Thailand unless you hold a valid visa. In other words, property ownership is not an immigration status.

JC Tan this company is just an agent. They help you to acquire a "retirement visa" which actually is a 1-year extension of the stay permit, that comes with some privileges from this agent (fast track service, 90-days reporting) A "1-year retirement visa" is NOT a "Longstay-Visa"

Yes, there is. i would not put out these details if there isn't. This is a new visa that is activated due to the recent bank account closure and as well crackdown on the foreigners staying in Thailand with the border jumps on land. Therefore, they are releasing this visa for the purpose to stimulate the foreigner investors and as well foreigners who can't spend hundred thousands and millions dollars to afford the LTR or the LTV. Check it out yourself before saying anything "there is nothing such as LSV".

As Stephen Howell stated below. Condo Developers are doing this now. Check the facts dude!

I have the sample documentation that can proof there is such thing as LSV.

JC Tan There is an official visa relating to property which involves an investment of a minimum of 10 million Baht. There is one particular property development – actually an agent - which is offering to include the cost of an Elite Visa in a condo purchase, but it's in effect only a marketing tool.

There's no visa that gives you automatic residency in Thailand through a property purchase.

Assuming you are asking about the recent FB posts about getting a visa for buying a property - well, there is nothing such.

There is NOTHING SUCH as a “Longstay Visa” or LSV. There are only agents who connect the Elite Privilege Visa with the purchase of a condo or villa. This is just a marketing trick.

Unlike some other countries that offer “golden visa” schemes or direct residency in exchange for property investment, Thailand's embassies and Immigrations do not grant any type of visa or residency simply for buying real estate.

Whether you spend 3 million or 30 million baht, owning a condo or villa in your name does not give you any automatic right to live in the country.

Greg Alexander It's not "Thailand" which is offering the visa. It's the property development company giving a "free" elite visa by absorbing the cost into the price of the condo

JC Tan they are just agents you pay for their service and they help you to aquire a 1-year retirement extension or an ELITE Visa. You NEVER needed to buy a condo in order to get those visa types. Everybody can get these visa by himself if he fulfills the requirements
