I which situations do you have to go straight to the immigration office after entering, with valid visa?

You go through Immigration at the airport. After that it depends on where you stay, if this is a private address you discuss with your landlord who is going to do the address registration, TM30 form at the Immigration Office. I live in same Condo... since february... at that time the reception reported something... but I do not know what and I do not know if they - or I - have to do this continiously each time one have exemption/extention/new visa.

It depends. If you are staying at a hotel, they will do the TM30 for you. If you are living in an apartment or at your wife's house (if you are married), then you have to go to immigration or use their online form to submit the TM30.
