I am a little confused. I am on a one year extension for a non-im O retirement visa and I heard that if I leave and come back between my 90 day reports with a reentry stamp I do not have to have my landlord resubmit the TM30. Is this correct?
If you leave and return then your 90 day report starts over from day 1 when you get back since it's only for 90 consecutive days in Thailand.
As far as TM30, you need to ask your immigration office. They each have their own policy on this, but most require you to have a new TM30 when returning from outside the country.
thank you. Yes I heard some conflicting info regarding this. One source online here said that with the long stay visa such as the year extension that the next 90 day report after returning would verify the TM30 and so no need to submit.
the 90 day report and TM30 aren't related like that. They're completely separate. But if you try to file a 90 day report and the address doesn't match your most recent TM30 that can cause issues.
i think if you come back to the same location TM30 must not be renewed everytime you return to Thailand as long you have a proper logterm visa.

Most hotels will do. Most landlords will never do it. You may want to do it yourself online. I had to pay a fine for my landlord when I went to do a 90 day report. This is probably a part of the institutionalized extortion scheme against expats. Don't stay too long.

There is no 30 day VOA. I assume you are meaning visa exempt.
Regardless of your entry method a foreigner needs to be reported via the TM30 within 24 hours of arrival at their place of stay. Usually it’s the hotel or landlord that files it.
